Foundation Work Underway at 57-Story, 80-Unit Residential Tower, 161 Maiden Lane, Financial District

Foundation work is underway on the 57-story, 80-unit residential tower under construction at 161 Maiden Lane, located on the corner of South Street, in the Financial District. The construction photos were taken by the project’s general contractor, Pizzarotti-IBC. Dubbed 1 Seaport, it will measure 192,473 square feet and stand 670 feet over the East River, according to the latest building permits. The residential units will be condominiums, ranging from one- to four-bedrooms, and should average 1,726 square feet apiece. Two duplex penthouses will crown the tower. Amenities include private residential storage, storage for 37 bikes, a lounge on the fourth floor, a fitness center, a children’s playroom, and a lounge, pool, and sauna on the 27th floor. YIMBY has been revealing renderings of the evolving project since 2012, with the latest batch released in the spring. Goldstein, Hill & West Architects is the architect, while Groves & Co. is the interior designer. Fortis Property Group is the developer, and construction is expected to be complete in early 2018.

New Renderings Revealed of 60-Story, 80-Unit Condo Tower at 161 Maiden Lane, Financial District

Back in September of 2015, new details were revealed of the residential tower planned at 161 Maiden Lane, in the Financial District, notably that the project would rise 60 stories, or 670 feet above street level, up from a previous 51 stories. Now, YIMBY can reveal new and up-close renderings of the glassy tower. Dubbed 1 Seaport, the project will have 80 condominium residences ranging from one- to four-bedroom configurations, averaging 1,726 square feet apiece. The 192,473-square-foot tower will be topped by two duplex penthouses. Amenities, located across three floors, will include a fitness center with yoga and training rooms, an infinity pool and spa featuring a “rain shower,” a sauna, and a “relaxation lounge.”

Fortis Releases Renderings & Breakdowns For Two Versions Of LICH Redevelopment, Cobble Hill

Amid news of a possible student dormitory component in Fortis Property Group’s redevelopment of the Long Island College Hospital property, in Cobble Hill, full breakdowns of the developer’s as-of-right and ULURP-proposed plans have been released. According to The Wall Street Journal, the as-of-right plans call for 528,935 square feet of market-rate residential space,  262,555 square feet of community facility — the dormitory component — as well as 23,375 square feet of public space, but no retail or affordable housing.

Developer Proposing As-Of-Right 260,000 Square-Foot Dormitory At LICH Site, Cobble Hill

Fortis Property Group is proposing to build an as-of-right 260,000 square-foot student dormitory on the corner of Henry and Amity Streets, in Cobble Hill, according to Politico. The developer acquired the Long Island College Hospital complex from SUNY for $240 million, and is currently seeking a rezoning for the property, which would include senior housing, park space, and a public school. Fortis has also drafted plans for an as-of-right 35-story residential tower in addition to the dormitory, which would have hundreds of beds. Fortis’ plans for a five-story medical facility and eight townhouses have already been filed with the DOB.

Seven Townhouses Planned for Former LICH Campus, 90-96 Amity Street, Cobble Hill

Fortis Property Group will spend the next year or two haggling with the city and the Cobble Hill community over its plan to build towers as tall as 40 stories on the former Long Island College Hospital campus. But in the meantime, the developer is moving forward with smaller pieces of the project, by filing plans for a new crop of townhouses at 88 Amity Street, between Henry and Hicks Streets.
