Ten Questions With Charles Bendit, Co-CEO of Taconic Investment Partners

Of all the developments currently under construction in New York City, none have been in the making for longer than Essex Crossing, which is rising on the site of several long-vacant lots on the Lower East Side. With the master-plan’s first new buildings just about fully complete, YIMBY sat down with Charles Bendit of Taconic, and asked the co-CEO ten questions about the New York City real estate market.

$200 Million Construction Loan Secured for 180 Broome Street, Essex Crossing, Lower East Side

Delancey Street Associates has closed a deal for funding the construction of 180 Broome Street, on the Lower East Side. The capital comes from Wells Fargo and M&T Bank, along with equity from DSA and Goldman Sachs Urban Investment Group. The loan secures $200 Million out of the projected total construction cost of $300 million. Essex Crossing is being developed by Delancey Street Associates, which is comprised of BFC Partners, L+M Development Partners, Taconic Investment Partners, and Goldman Sachs.

Leasing Begins for Essex Crossing’s Commercial Space, Lower East Side

Delancey Street Associates has launched leasing for 350,000 square feet of office space in Essex Crossing. This will be the first significant block of Class-A office space to come to Manhattan’s Lower East Side, and the developers hope the quasi-historic surrounds and combination of new and existing retail will be enough to lure tenants.

115 Delancey Street Officially Tops Out, Lower East Side

The tallest of nine structures comprising the Essex Crossing development, at 115 Delancey Street, has officially topped-out. The last time YIMBY reported on the site, it had just risen above street level, back in late January. The 26-story building will include 195 rental apartments, of which 98 will be affordable. Its developer, Delancey Street Associates, is comprised of BFC Partners, L+M Development Partners, and Taconic Investment Partners.

25-Story, 195-Unit Mixed-Use Building Rises Above Street Level at 115 Delancey Street, Essex Crossing, Lower East Side

Steel beams and the concrete core are now a couple stories above street level on the 25-story, 195-unit mixed-use project under development at 115 Delancey Street, located between Essex and Norfolk streets on the Lower East Side. Progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the new building will encompass 489,688 square feet and rise 315 feet to the top of its parapet.

15-Story, 211-Unit Mixed-Use Building Tops Out At 145 Clinton Street, Lower East Side

Construction has topped out on the 15-story, 211-unit mixed-use building under development, as part of the Essex Crossing mega-development, at 145 Clinton Street, on the Lower East Side. The structure can be seen in an update by Bowery Boogie. The project encompasses 283,178 square feet. There will be 73,000 square feet of commercial-retail space across the ground through second levels, followed by rental apartments on the floors above. Half of the apartments, or 105 units, will rent at below-market rates through the housing lottery. Delancey Street Associates, comprised of L+M Development Partners, Taconic Investment Partners, and BFC Partners, is the developer. Beyer Blinder Belle is behind the architecture. Completion is expected in 2017.

Permits Filed for 25-Story Building at 180 Broome Street in Essex Crossing

Another piece of the puzzle has fallen into place for Lower East Side megaproject Essex Crossing. Applications have been filed for a 25-story, mixed-use building at 180 Broome Street, between Delancey, Clinton, and Suffolk streets.

Foundation Work Complete for Essex Crossing’s 25-Story, 195-Unit Mixed-Use Tower, 115 Delancey Street, Lower East Side

Foundation work appears to be complete for the 25-story, 195-unit mixed-use building being developed as part of the Essex Crossing mega-development, at 115 Delancey Street, on the Lower East Side. A tower crane was also installed at the site, the Lo-Down reported, which means vertical growth is imminent. The latest building permits indicate the structure will encompass 498,688 square feet and stand 285 feet above street level. The building will have 139,493 square feet of commercial-retail space – in addition to bel0w-grade space that isn’t counted in documents — spread across the cellar through fourth floors. The cellar level, the ground floor, and mezzanine levels will contain retailers, including the new home of the Essex Street Market. This portion will form a third of the Market-Line, a bi-level, 150,000-square-foot retail complex that will connect below-grade to two other buildings in the Essex Crossing development.

Foundation Work Underway for Essex Crossing’s 14-Story, 55-Unit Mixed-Use Building at 242 Broome Street, Lower East Side

Foundation work is now underway for the 14-story, 55-unit mixed-use building under development at 242 Broome Street (a.k.a. Site 1), located on the corner of Ludlow Street on the Lower East Side. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user rbrome. The latest building permits indicate the new building will encompass 180,646 square feet. There will be 40,326 square feet of commercial-retail space across portions of the cellar through third floors. A bowling ally operated by Splitsville Luxury Lanes is expected to lease a significant amount of space. In addition, there will be 17,735 square feet of community facility space on the second through fourth floors. The space was once reserved for the Andy Warhol Museum, but plans for it have fallen through.

Essex Crossing’s 15-Story, 211-Unit Mixed-Use Building Rises at 145 Clinton Street, Lower East Side

The 15-story, 211-unit mixed-use building under development at 145 Clinton Street, located on the corner of Grand Street on the Lower East Side, is now three stories above street level, as seen in photos shot by Tectonic. The latest building permits indicate the project – which is one piece of the mixed-use mega-development known as Essex Crossing – will encompass 283,178 square feet. There will be 73,000 square feet of commercial-retail space across the cellar through second floors. Planet Fitness has already pre-leased 22,000 square feet on the second floor, and a food market is expected to take 30,000 square feet on the ground floor.
