Three Stories, Six Residential Units Planned At 94-49 Alstyne Avenue, Elmhurst

In the final days of 2014, YIMBY reported on applications for a four-story, nine-unit mixed-use project at 94-47 – 94-49 Alstyne Avenue, in eastern Elmhurst, but plans have changed now that a new developer is in control, Jian Yun Lui’s Forever Estate, LLC. New filings call for two multi-family residential buildings, each standing three stories and containing three units. The units will spread across 6,248 square feet of residential space, which translates into the average unit measuring 1,041 square feet. Chang Hwa Tan’s Tan Architect is the applicant of record, and permits were filed this past September to demolish the existing two-story house.


73-02 Woodside Avenue

Five-Story, 29-Unit Residential Building Coming To 73-02 Woodside Avenue, in Elmhurst

Tim Chan, operating under an Elmhurst-based LLC, has filed applications for a five-story, 29-unit mixed-use building at 73-02 Woodside Avenue, in northern Elmhurst. Located two blocks from 74th Street/Broadway stop on the E, F, M, R and 7 trains, the 27,285 square-foot building will have a 1,928-square-foot health care facility in the basement level. Residential units above will average 875 square feet each. Flushing-based Chang Hwa Tan is the architect of record, and three buildings must first be demolished.

As Queens’ burgeoning Hispanic and East Asian immigrant communities grow beyond their traditional neighborhood boundaries, Elmhurst has seen a minor construction boom. Developers are scooping up cheap properties in the central Queens neighborhood and building hotels, office space, and of course housing. Yesterday’s filings brought plans for two four-story apartment buildings at 40-47 and 40-49 77th Street, between 41st and Roosevelt Avenues and next to the Elmhurst Hospital.

Three Stories, Six Residential Units Planned At 77-06 45th Avenue, Elmhurst

Applications have been filed for three three-story residential buildings spanning the lots 77-06 – 77-10 45th Avenue, in northern Elmhurst, five blocks west of the M/R subway station at Elmhurst Avenue. The residential development will contain six units and measure 4,975 square feet in total for an average units of 830 square feet. Chang Hwa Tan is the architect of record, and two existing residential structures must first be demolished.

Three Stories, Nine Residential Units Planned At 42-34 Forley Street, Elmhurst

Flushing-based Sheng Hui Realty has filed applications for three identical three-story residential buildings spanning the lots 42-34 – 42-38 Forley Street, in northern Elmhurst, five blocks from the 90th Street stop on the 7 train. The development will contain nine residential units — three in each building — across a total 9,245 square feet of residential space. Chang Hwa Tan is the architect of record, and two existing single-family homes were filed for demolition this past May.
