The site is a one-mile walk to the Mets stadium, which is next to the expansive Flushing Meadows Corona Park. Four-Story, 10-Unit Mixed-Use Building Filed at 25-62 97th Street, East Elmhurst

An anonymous College Point-based company has filed applications for a four-story, 10-unit mixed-use building at 25-62 97th Street, located on the corner of Astoria Boulevard in East Elmhurst. The project will measure 11,876 square feet. There will be medical office space in the cellar and 4,286 square feet of retail space on the ground floor. The residential units will be located across the second through fourth floors and should average 759 square feet apiece, indicative of rentals. Roslyn, N.Y.-based CNA Builders & Consultant Corp. is the applicant of record. The 6,308-square-foot lot was occupied by a single-story house until June of 2016, when the structure was demolished.


100-33 Ditmars Boulevard

Former Hotel Getting New Life as Six-Story, 93-Key IBIS Styles Hotel & 148-Key Aloft Hotel, 100-33 Ditmars Boulevard, East Elmhurst

Property owner Spencer Wong, doing business as an anonymous Little Italy-based LLC, is currently transforming the former two-building, 300-key LaGuardia Airport Hotel — located at 100-33 Ditmars Boulevard, in East Elmhurst — into a nine-story, 93-key IBIS Styles Hotel and a seven-story, 148-key Aloft Hotel. Interstate Hotels & Resorts will manage the IBIS, DNAinfo reported. The nine-story IBIS will measure roughly 49,000 square feet while the seven-story Aloft will measure about 89,000 square feet. The latest building permits show that guest amenities at the IBIS will include a breakfast dining area, a luggage room, and storage for four bikes. Filings haven’t yet been filed for the seven-story building getting the Aloft. Peter Poon’s SoHo-based architectural firm is the architect of record. The property was acquired for $20.5 million in February of 2014. Completion is expected in 2017.


73-08 Ditmars Boulevard

Three-Story, Two-Family Residential Building Planned at 73-08 Ditmars Boulevard, East Elmhurst

Elmhurst-based A Realty Group has filed applications for a three-story, two-unit residential building at 73-08 Ditmars Boulevard, on the western end of East Elmhurst. It will measure 3,001 square feet and boast 2,529 square feet of residential square-footage. The ground floor will host a single apartment, followed by the second apartment across the second and third floors. Frank J. Quatela’s Flushing-based architectural firm is the architect of record. The 30-foot-wide, 3,000-square-foot property is currently occupied by a singe-story house. Demolition permits haven’t been filed. The Grand Central Parkway is located a block to the south.


32-37 100th Street

Two Three-Story, Three-Family Residential Buildings Coming to 32-37 100th Street, East Elmhurst

TNE Building has filed applications for two three-story, three-unit residential buildings at 32-37 – 32-41 100th Street, in East Elmhurst. They will each measure 4,488 square feet, and their full-floor residential units should average 1,122 square feet apiece, indicative of family-sized configurations. Amenities include a total of six off-street parking spots, laundry facilities, and storage space in the cellar. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 7,500-square-foot development assemblage is currently occupied by two two-story houses. Demolition permits were filed for both in February.
