Two-Story, 49,600-Square-Foot Self-Storage Facility Planned at 1430 Bruckner Boulevard, Soundview

Stock N’ Lock, doing business as SNL Storage, has filed applications for a two-story, 49,560-square-foot self-storage facility at 1430 Bruckner Boulevard, located between Bronx River and Close avenues in the East Bronx’s Soundview section. The new building will stand 29 feet in height and host 25,625 square feet of commercial space. Self-storage units will be located on the cellar, ground, and second floors. There will also be two loading berths and two off-street parking spaces. Virginia-based Butz Wilbern LTD is the applicant of record. The 25,639-square-foot lot is occupied by a few small warehouses. Demolition permits were filed in September.

Five Three-Story, Three-Unit Residential Buildings Coming To 4820 Barnes Avenue, Wakefield

A South Ozone Park-based property owner has filed applications for five three-story, three-unit residential buildings at 4820-4828 Barnes Avenue, in the East Bronx’s Wakefield section, located on the city border with Mount Vernon. The buildings will measure 3,760 square feet each. Across the entire development, the full-floor residential units should average a family-sized 940 square feet apiece. Olabanji B. Awosika’s Jamaica-based architecture firm is the architect of record. The 121-foot-wide, 11,192-square-foot property is occupied by a two-and-a-half-story house. Demolition permits were filed in August.

Three Two-Story, Two-Unit Residential Buildings Planned At 2787 Miles Avenue, Throggs Neck

Roslyn Heights, N.Y.-based Colonial Construction & Development has filed applications for three two-story, two-unit houses at 2787 Miles Avenue and 313-317 Swinton Avenue, in the East Bronx’s Throggs Neck section. The building on Miles Avenue will measure 4,860 square feet and the two on Swinton Avenue will each measure 3,744 square feet. Across the entire project, the full-floor residential units should average a family-sized 1,372 square feet apiece. Gerald J. Caliendo’s Briarwood-based architecture firm is the architect of record. The 12,500-square-foot property is occupied by a two-story house. Demolition permits were filed in July.

Four-Story, 72,500-Square-Foot Self-Storage Facility Planned At 4139 Boston Road, Eastchester

SNL Storage, doing business as an anonymous White Plains, N.Y.-based LLC, has filed applications for a four-story, 72,487-square-foot self-storage building at 4139 Boston Road, located in the Bronx neighborhood of Eastchester, in a largely industrial area. The 60-foot-tall project will contain 54,990 square feet of commercial space, which is the area that can be rented for storage. There will be storage space in the cellar and all four of the above-ground levels. In addition to accessory office space, there will be three off-street parking spaces and three loading berths. Frank G. Relf’s Melville, N.Y.-based architecture firm is the architect of record. The site is currently occupied by a single-story commercial building.

Three-Story, Six-Unit Residential Building Planned at 3613 Barnes Avenue, Williamsbridge

Scarsdale, N.Y.-based L&R&G Contractors Corp. has filed applications for a three-story, six-unit residential building at 3613 Barnes Avenue, in the East Bronx’s Williamsbridge section. The project will measure 4,169 square feet and its residential units should average 676 square feet apiece, indicative of rental apartments. One of the units on the third floor will also feature space on an upper penthouse level. Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The 26-foot-wide, 1,982-square-foot lot is vacant. The Gun Hill Road stop on the 2 train is four blocks away.

The project will measure 13,997 square feet and its residential units should average 733 square feet apiece, indicative of rental apartments. Amenities include a recreation room in the cellar, laundry facilities, and an underground four-car garage. Errol McIntosh’s Mount Vernon, N.Y.-based architecture firm is the architect of record. The 50-foot-wide, 5,000-square-foot property is currently occupied by a two-story brick building. Demolition permits haven’t been filed. The Allerton Avenue stop on the 2 and 5 trains is around the block.

Three Three-Story, Two-Family Houses Coming to 4135 De Reimer Avenue, Wakefield

Bronx-based A&J Holding USA has filed applications for three three-story, two-family houses at 4135A – 4135C De Reimer Avenue, in the East Bronx section of Wakefield. The buildings will each measure 3,175 square feet and will host a single unit on their ground floors, followed by a second unit across the two upper levels. Across all three houses, the apartments should average a family-sized 1,190 square feet apiece. Each house will also come with two off-street parking spaces, one of which will be housed in a 250-square-foot garage. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 75-foot-wide plot currently contains the foundational remains of a stalled-out project.

Each will measure 4,000 square feet and the residential units should average 755 square feet apiece, indicative of rental apartments. Between the two, there will be a total of six off-street parking spaces. Gino Longo’s College Point-based architectural firm is the architect of record. The 50-foot-wide, 5,000-square-foot property is currently vacant. The site was occupied by a two-story house until that was demolished in late 2012. The Burke Avenue stop on the 2 and 5 trains is located 10 blocks away.

Two Single-Story, 4,320-Square-Foot Retail Buildings Coming to 1806 Seward Avenue, Classon Point

Construction Corp. has filed applications for two single-story, 4,320-square-foot commercial-retail buildings at 654 Beach Avenue and 1806 Seward Avenue, in the East Bronx’s Classon Point section. Both would rise 18 feet in height and would contain “retail stores,” according to the Schedule A. Kenneth A. Koons’s Bronx-based architectural firm is the architect of record. They would rise on a vacant 8,984-square-foot property on the corner of Seward and Beach avenues, which would be subdivided into two tax lots. The site is located roughly a mile south of the St. Lawrence Avenue stop on the 6 train.
