Construction is getting close to completion on 100 Vandam Street, a 20-story addition atop a ten-story, 133-year-old former power plant in Hudson Square. Designed by COOKFOX and developed by Jeff Greene, the 300-foot-tall project will yield 70 residential units and ground-floor retail space. The site is located at the intersection of Greenwich and Vandam Streets.
Exterior work is progressing rapidly on Google’s 1.3 million-square-foot office at 550 Washington Street in Hudson Square. Designed by COOKFOX Architects and developed by Oxford Properties, the building is the main component of the “Googleplex” that encompasses a total of 1.7 million square across three structures, along with 315 Hudson Street and 345 Hudson Street. Turner Construction is responsible for building the 12-story edifice that spans two full city blocks between West Street, West Houston Street, Washington Street, and the New York Department of Sanitation building.
Curtain wall work is continuing to shape up at 39 West 23rd Street, a 24-story residential development in the Flatiron District. Designed by COOKFOX Architects and developed by Anbau Enterprises, the project consists of two structures spanning between West 23rd and West 24th Streets, separated by a private interior courtyard. The site sits almost directly in the center of a rectangular parcel bound by Fifth Avenue to the east and Sixth Avenue to the west.
Excavation has begun at 241 West 28th Street, the site of a 22-story, 479-unit residential project in Chelsea. Designed by COOKFOX for MAG Partners, Atalaya, Safanad, and Qualitas, the two-tower development is progressing due to $173 million in construction financing arranged by Maverick Commercial Properties. MAG Partners acquired the property, which is located between Seventh and Eighth Avenues, in December 2018 and established a 99-year ground lease with Edison Properties. Thirty percent of the residential units will be reserved for low- and middle-income households.
Exterior work is now fully complete at 25 Park Row, a 702-foot-tall mixed-use skyscraper in the Financial District, and what had been an active project on YIMBY’s annual December countdown list the past few years. Designed by COOKFOX Architects and developed by J&R Music World’s Friedman family and L+M Development Partners, the 50-story reinforced concrete structure contains a total of 110 residences. YIMBY recently spoke with L+M’s Tell Metzger about the rise of the new tower, the evolution of the surrounding neighborhood, and the changing styles of contemporary residential high-rise design.
