Four-Story, 70,000 Square-Foot Storage Facility Filed At 134-31 Merrick Boulevard, St. Albans

Mike Humphrey, doing business as a White Plains-based LLC, has filed applications for a four-story, 69,990 square-foot storage facility at 134-31 Merrick Boulevard, in St. Albans, located on the southeastern end of Queens. The commercial building will probably be self-storage and includes accessory office space and six loading berths. The prolific industrial architect Butz Wilber, based in Virginia, is the applicant of record. The site is currently home to an automobile business that recycles wrecked cars, and multiple warehouse structures must first be demolished.

Three World Trade Center Rises Into The Sky At 175 Greenwich Street, Financial District

YIMBY last brought you news of Three World Trade Center, at 175 Greenwich Street in the Financial Distinct, in August when we revealed the height of the 80-story office tower was reduced to 1,079 feet. Since then, when the concrete core had reached roughly the half-way point, the tower has risen significantly, as seen in photos by Tectonic. The core is now closing in on the neighboring Four World Trade Center, which stands 977 feet in height. Steel work is occurring roughly halfway up the tower, and fireproofing and glass installation is taking place on the lower levels. There will be 150,000 square feet of retail space across five floors in the 2.8-million-square-foot building. Silverstein Properties is developing the tower, Rogers Stirk Harbour + Partners is designing it, and completion is expected in 2018.


Ziegfeld Theater

Ziegfeld Theater To Be Converted Into An Event Venue At 141 West 54th Street, Midtown

The Ziegfeld, a 1,300-seat, single-screen movie theater at 141 West 54th Street, between Sixth and Seventh avenues in Midtown, is expected to be transformed into an event venue, according to the New York Post. The converted building, to be renamed Ziegfeld Ballroom, will offer a column-free, 10,000 square-foot ballroom, meetings rooms on a mezzanine level, and “advanced electronic facilities.” The well-known movie theater will close within the next few weeks, at which time its tenant, Cablevision, will cut operations. The conversion is expected to be complete in 2017. Fisher Brothers is the building’s leaseholder.

Developer Begins Demolition At Fifth Avenue-West 46th Street Assemblage, Midtown

Gary Barnett’s Extell Development is moving forward with an unknown project on the corner of Fifth Avenue and West 46th Street, in Midtown’s Diamond District. Curbed NY reports the developer recently filed demolition permits for six five-story commercial buildings spanning 3-13 West 46th Street. The row of buildings are currently masked with black netting, which means demolition should begin soon.

Four-Story Mixed-Use Commercial Conversion Underway At 456 Johnson Avenue, East Williamsburg

Sequoia Development Group is currently converting the four-story, 55,000 square-foot former paper mill at 456 Johnson Avenue, in East Williamsburg, into a mixed-use commercial property. According to The Real Deal, the upper three floors will have a total of 35 office units, each measuring between 900 and 2,200 square feet apiece. Retail space is planned on the ground floor and the building is being dubbed Paper Mill. The developer is leasing the property from its owner, Maki Realty Corp. Red Hook-based ND Architecture & Design is designing the conversion.
