Three-Story, 18,400-Square-Foot Mixed-Use Commercial Project Filed at 2311 West 7th Street, Gravesend

Brooklyn-based property owner Shun Wu has filed applications for a three-story, 18,427-square-foot mixed-use commercial building at 2311 West 7th Street, in southern Gravesend. The ground floor will host 3,338 square feet of commercial-retail space, followed by 5,228 square feet of medical offices across the second and third floors. A 29-car parking garage will be located on two underground levels. Sugnam Chang’s Brooklyn-based Basic Groups Corp. is the architect of record. The irregularly-shaped, 73-foot-wide, 4,410-square-foot plot is currently vacant. The 86th Street stop on the N train and the Avenue X stop on the F train are both two blocks away.

Two-Story, 8,300-Square-Foot Restaurant Planned at 150-50 Northern Boulevard, Murray Hill, Queens

An anonymous Flushing-based company has filed applications for a two-story, 8,363-square-foot commercial-retail building at 150-50 Northern Boulevard, located at the corner of Murray Street in Flushing’s Murray Hill section. The structure, which will host a restaurant on both floors, is to rise on a 4,500-square-foot lot currently occupied by a two-story commercial building. Demolition permits were filed for the existing structure in May. Permits indicate the adjacent corner lot and the paring lot to the south are a part of the assemblage. Permits were filed to demolish the single-story corner building, at 150-56 Northern Boulevard, in June, but no new building permits have been submitted for that lot. Suk Hwan Kim’s Flushing-based Design Group in H&K is the architect of record. The site is located four blocks from the neighborhood’s Long Island Rail Road station.

Four-Story, 62,000-Square-Foot Storage Facility Filed at 163 Sackman Street, Brownsville

SNL Storage has filed applications for a four-story, 61,951-square-foot storage facility at 163 Sackman Street, located on the corner of East New York Avenue in Brownsville. The facility will contain 33,324 square feet of commercial storage units across four above-grade levels and two bel0w-grade levels. Accessory offices will be located on the ground floor, and two parking spaces and two loading berths will facilitate the transport process. Jack Wilbern’s Virginia-based architecture firm Butz • Wilbern is the architect of record. The 16,667-square-foot corner site is currently vacant. The Broadway Junction stop on the A, C, J, L, and Z trains is six blocks away.

Supertall 111 West 57th Street Rises Seven Stories in Midtown

Centered just below Central Park’s southern edge, super-slender supertall 111 West 57^th Street will probably be iconic before it is even finished. Of course, that won’t be for a couple of years. However, some visible progress is being made at the construction site in Midtown.

Retail Developer in Contract to Purchase Four-Story J.P. Morgan & Co. Building at 23 Wall Street, Financial District

JTRE Holdings is in contract to acquire the four-story J.P. Morgan & Co. Building at 23 Wall Street, located at the corner of Broad Street in the Financial District, for an undisclosed sum of less than $150 million, the New York Post reported. The structure, an individual landmark, has long been used as an office building, once housing the private offices of J.P Morgan himself. The 160,000-square-foot building currently sits vacant. Plans have not been disclosed for the property, although the developer specializes in retail. The Landmarks Preservation Commission must approve any exterior alterations. A 2015 proposal for a multi-function entertainment venue never came to fruition.

Office Conversion Planned at Vacant Four-Story, 6,680-Square-Foot Building, 184 Fourth Avenue, Gowanus

The dilapidating and vacant four-story, 6,680-square-foot industrial building at 184 Fourth Avenue, located on the corner of Degraw Street in northern Gowanus, is set to be converted into office space, DNAinfo reported. Brooklyn-based property owner Henry Azcue is leading the conversion. The ground and cellar levels will host a single-car garage and storage space, while office space will fill the second through fourth floors. Scott Schnall’s Brooklyn-based architecture firm is the architect of record. Though work on the conversion has yet to begin, the exterior benefits from a previous clean up.

Supertall One Manhattan West Now Above Ground

Plenty of attention has been paid to Oxford and Related’s Hudson Yards, but just next to that mega-development is another. That is Manhattan West, from developer Brookfield Properties, and its first new office tower is quickly rising above ground.

Foundation Work Underway for 49-Story, 483-Unit Mixed-Use Tower at 118 Fulton Street, Financial District

Foundation work is well underway, now that concrete has been poured, for the planned 49-story, 483-unit mixed-use tower under development at 118 Fulton Street, in the Financial District. The construction progress can be seen thanks to a photo posted to the YIMBY Forums. The new building will eventually encompass 510,928 square feet and stand 574 feet above street level, as YIMBY reported back in July, when an updated rendering was revealed. There will be 5,366 square feet of commercial-retail space across the ground and second floors. The residential units, rental apartments, should average 975 square feet apiece, and will be accompanied by a slew of amenities. Carmel Partners is the developer and SLCE Architects is the architect of record. Completion can probably be expected in 2018.

Five-Story, 218,500-Square-Foot Self-Storage Facility Coming to 2880 Exterior Street, Kingsbridge

Storage Deluxe, doing business an an anonymous Bronx-based LLC, has filed applications for a five-story, 218,500-square-foot self-storage facility at 2880 Exterior Street, in the North Bronx’s Kingsbridge section. The project will feature a lobby and offices on part of the ground floor, followed by storage units throughout the rest of the building, which will have two below-grade levels. It will include four loading berths, as well as five off-street parking spaces. Jack Wilbern’s Virginia-based architecture firm Butz • Wilbern, which is prolific with storage facility projects, is the architect of record. The 124,988-square-foot site is largely vacant, with exception to a single-story commercial building and a warehouse. Demolition permits were filed in April for the commercial building.
