Four-Story, 12,700-Square-Foot Mixed-Use Commercial Project Coming To 19 Maspeth Avenue, Williamsburg

Brooklyn-based property owner Joseph Caputo has filed applications for a four-story, 12,731-square-foot mixed-use commercial building at 19 Maspeth Avenue, located on a vacant, wedged-shape lot bound by Woodpoint Road, Maspeth Avenue, and Conselyea Street in northern Williamsburg. The 46-foot-tall project will feature retail space on the ground floor, office space on the second, and community facility space on the third and fourth floors. The retail and office spaces will total 5,437 square feet while the community facility spaces will total 4,327 square feet. Frank Petruso’s Great Neck, N.Y.-based architecture firm is the architect of record. The Graham Avenue stop on the L train is two blocks away.

Four-Story, 14,400-Square-Foot Manufacturing Building Coming To 160 Dikeman Street, Red Hook

An anonymous Brooklyn-based LLC has filed applications for a four-story, 14,440-square-foot commercial-manufacturing building at 160 Dikeman Street in Red Hook. The ground floor will contain a six-car parking garage, followed by 7,070 square feet of manufacturing space on the second and third floors, and 2,867 square feet of office space on the fourth floor. The 73-foot-tall structure will be topped by a penthouse featuring a lounge with a pantry and a roof terrace. Nizam O. Kizilsencer’s Financial District-based Strata Architects is the architect of record. The 50-foot-wide, 5,000-square-foot plot is vacant.

Four-Story, 72,500-Square-Foot Self-Storage Facility Planned At 4139 Boston Road, Eastchester

SNL Storage, doing business as an anonymous White Plains, N.Y.-based LLC, has filed applications for a four-story, 72,487-square-foot self-storage building at 4139 Boston Road, located in the Bronx neighborhood of Eastchester, in a largely industrial area. The 60-foot-tall project will contain 54,990 square feet of commercial space, which is the area that can be rented for storage. There will be storage space in the cellar and all four of the above-ground levels. In addition to accessory office space, there will be three off-street parking spaces and three loading berths. Frank G. Relf’s Melville, N.Y.-based architecture firm is the architect of record. The site is currently occupied by a single-story commercial building.

Two-Towered 1,115-Unit Mixed-Use Development Rises To Second Floor At 22-44 Jackson Avenue Long Island City

Construction is now two stories above street level—a two-story increase since the end of May—on the two-towered, 48- and 41-story, 1,115-unit mixed-use development replacing 5Pointz at 22-44 Jackson Avenue, in the Court Square section of Long Island City. The latest photos of the site can be seen at The Court Square Blog. The entire complex will encompass 1,209,884 square feet, including 39,765 square feet of commercial space on the ground and cellar levels. Some of that space will be for 20 artists’ studios. The residential units will be rentals averaging 876 square feet apiece. Twenty percent of them, or 223 units, will rent at below-market rates through the affordable housing lottery. G&M Realty is the developer and HTO Architect is behind the architecture. Completion is expected towards the end of 2017.
