Construction Wrapping on Eight-Story, 16-Unit Mixed-Use Project at 596 Washington Avenue, Clinton Hill

Construction is wrapping up on the eight-story, 16-unit mixed-use building under development at 596 Washington Avenue (a.k.a. 863 Atlantic Avenue), in southern Clinton Hill. The structure measures 13,103 square feet. It will host 1,165 square feet of ground-floor retail space, followed by seven floors of rental apartments above. The apartments should average 727 square feet apiece, and some of them will be duplexes. Amenities include laundry facilities, storage for bikes, and a common rooftop recreational area, and all of the apartments feature some form of private outdoor space. Jacob Shwimmer’s CGS Builders is the developer and Christopher Dierig’s Midtown South-based S3 Architecture is the behind the design. Occupancy can probably be expected in the next few months. The project has largely escaped the media’s spotlight and has risen quietly since crews broke ground back in October of 2014.

505 Clinton Avenue

Six-Story, 12-Unit Residential Building Now Planned at 505 Clinton Avenue, Clinton Hill

Back in September of 2014, YIMBY reported on applications for a six-story, 10-unit mixed-use building at 505 Clinton Avenue, in southern Clinton Hill, located right above of the Clinton-Washington Avenues stop on the C train. Those plans never got off the ground and are now being replaced with ones for a six-story, 12-unit residential project. The latest new building application calls for one with 10,350 square feet of residential space, which means units should average 862.5 square feet apiece. The structure would be topped by a penthouse level, which would be associated with one of the sixth-floor apartments and would be a duplex. The development team has also changed since 2014, with Brooklyn-based Dimora NYC Inc. now the developer and Woody Chen’s Elmhurst-based Infocus Design & Engineering as the architect. The 30-foot-wide site’s old two-story house was demolished in March.

135 Emerson Place

Pratt Institute Files for 10-Story, 124-Room Student Dormitory at 135 Emerson Place, Clinton Hill

The Pratt Institute has filed applications for a 10-story, 124-room student dormitory at 135 Emerson Place, in Clinton Hill, located three blocks north of the Classon Avenue stop on the G train. It will measure 74,725 square feet, and dorm units should average a relatively spacious 459 square feet apiece. Student amenities will include laundry facilities and storage for 35 bikes, plus student lounges and an art studio. The building will also feature a retail store on the ground floor, but no commercial space is listed in the application. Carisima Koenig’s Midtown-based Cannon Design is the architect of record. Pratt acquired the vacant 34,700-square-foot property for $13 million back in 2012. The site could accommodate a building with 96,906 square feet of residential space, according to The Real Deal, which means 39,963 square feet of air rights will be left over if the latest plans are built.

Midtown South-based Mike Shamash has filed applications for a seven-story, eight-unit mixed-use building at 1010 Fulton Street, in southern Clinton Hill, located two blocks from the Franklin Avenue stop on the C train and Franklin Avenue Shuttle. The structure will encompass 11,000 square feet, of which 1,665 square feet will be designated to ground-floor retail. Beginning on the second floor, the residential units should average 815 square feet, which means rental apartments are likely in the works. Three of the apartments will be duplexes. Long Island-based Shahriar Afshari is the applicant of record. The 20.5-foot-wide, 2,091-square-foot lot is currently vacant.
