Permits have been filed for a nine-story mixed-use building at 399 Sands Street as part of the Brooklyn Navy Yard redevelopment. Nestled between the Manhattan Bridge and the Williamsburg Bridge, the area is being reinvented under the helm of Steiner NYC, into a multi-use commercial hub accessible to the public.
Brooklyn Navy Yard
It was revealed in May of 2015 that New Jersey-based Steiner Equities Group, selected by the Brooklyn Navy Yard Development Corporation, would be redeveloping the corner of Flushing Avenue and Navy Street into a multi-building commercial complex. Now, the developer has filed applications for three of the four planned buildings. At the corner of Flushing and Navy, filed under 1 Flushing Avenue, a new single-story, 12,600-square-foot retail building is planned. Directly to the east, at 3 Flushing Avenue, a two-story, 36,645-square-foot retail building is in the works. To the north of 1 Flushing Avenue along Navy Street, at 25 Navy Street, another two-story retail building measuring 41,200 square feet is planned. A fourth building, this one five stories in height, is planned at 21 Flushing Avenue. That structure, to total 248,489 square feet, will include a 74,000-square-foot Wegmans market and 126,000 square feet of industrial space. S9 Architecture is the design architect. Steiner is ground-leasing the property in a 96-year lease, which is currently scattered with the crumbling remains of Admiral’s Row. Two of the dilapidated buildings along the corridor are being restored, but the rest are to be demolished. Completion is expected in 2017.
SEF Industries is proposing a floating six-story, 79-megawatt electrical plant in the Wallabout Federal Navigation Channel, located right off the coast of South Williamsburg and north of the Brooklyn Navy Yard. The facility would measure 100-feet-wide and 220-feet-long, and would feed directly into Brooklyn’s power grid. The natural gas-powered plant would be able to store three days’ worth of fuel, and would be refueled from the East River. The developer has submitted plans with the U.S. Army Corps of Engineers to build a permanent barge where the facility would go. SEF apparently has all of the remaining approvals, the Brooklyn Daily Paper reports. Comments on the proposal are due April 30, and the Army Corps will subsequently green-light or disapprove the project later this year.
Back in 2012, former property owner Harvey Stashower filed plans for a small, two-story commercial building with a caretakers apartment at 219 Park Avenue, located directly below the BQE on the southern edge of the Brooklyn Navy Yard. Those plans never came to fruition, but now an anonymous Brooklyn-based LLC filed applications for a four-story, 9,525-square-foot multi-use commercial project. The latest plans call for 5,000 square feet of warehouse and office space in addition to 4,525 square feet of medical offices. The ground floor and a mezzanine level will feature a commercial warehouse and office space, the second and third floors will contain the medical offices, and the fourth floor and a mezzanine level will contain another office unit. Rego Park-based Diego Aguilera Architects is the architect of record.
The city has announced it will open two business hubs totaling 100,000 square feet this summer as part of its UrbanTech NYC program, according to Crain’s. One of them will be a 50,000 square-foot building in the Brooklyn Navy Yard, dubbed New Lab. The facility, which is currently being renovated, will offer affordable commercial rents to companies in search of office and/or manufacturing space. The other 50,000 square-foot location is at Grand Central Terminal, and companies will have to apply and then be selected to lease space. Macro Sea is developing – and designing in-house – the Brooklyn Navy Yard’s facility, and the New York City Economic Development Corporation (NYCEDC) is behind the initiative.
