Permits Filed: 3644 Oxford Avenue, 14-Story Apartment Building in Riverdale

New development rarely happens in Riverdale, because big brick co-op buildings and townhouses populated most of the northwestern Bronx neighborhood in the wave of construction that swept across New York City after World War II. But every once in a while, a developer cobbles together a site in the quiet, middle-class enclave. Yesterday, we spotted permits for a 14-story apartment building at 3644 Oxford Avenue, just over the border from Fieldston.

Four Small Buildings Totaling 10 Residential Units Planned At 2100 Powell Avenue, Unionport

Bronx-based Esha Group has filed applications for four, small three-story residential buildings at 2100-2106 Powell Avenue, in the East Bronx’s Unionport neighborhood, located five blocks from the Parkchester stop on the 6 train. Two of the buildings will measure 3,363 square feet and have three units each, while the other two will measure 2,509 square feet and contain two units each. Across the entire development, residential space will total 8,902 square feet and individual units will average 890 square feet apiece. Akeeb Shekoni’s Long Island-based Askon Architects is the architect of record. An existing three-story building on the corner of Olmstead Avenue must first be demolished.


766 Westchester Avenue

Two-Story, 57,450 Square-Foot Charter School Being Built At 766 Westchester Avenue, Woodstock

Mastermind Ltd. is currently developing a two-story, 57,450 square-foot commercial building at 766 Westchester Avenue, in the South Bronx neighborhood of Woodstock. According to Crain’s, the South Bronx Early College Academy Charter School reached a deal with the developer to lease the entire building, which amounts to 38,000 square feet of leasable space. The new location will allow to the school to accommodate 300-plus students enrolled in the sixth to eighth grades. The building should cost about $14 million and is expected to be completed in 2017. 3019 Corlear Avenue

Three-Story, Six-Unit Residential Building Planned At 3019 Corlear Avenue, Kingsbridge

Brooklyn-based Horizon Construction Inc. has filed applications for a three-story, six-unit residential building at 3019 Corlear Avenue, in the North Bronx’s Kingsbridge neighborhood, located four blocks from the 231st Street stop on the 1 train. The project, totaling 5,798 square feet, will feature 4,177 square feet of residential space, which means units will average a rental-sized 696 square feet apiece. Sometime in the area’s past, the street was raised and many of the older homes now sit somewhat below grade. The site consists of one of those buildings, and permits were filed to demolish the existing 2.5-story house last December. Lower Manhattan-based Chi F. Lau Architect is the applicant of record.
