63-Story, 483-Unit Mixed-Use Tower Rises Out of the Ground at 118 Fulton Street, Financial District

Construction is now occurring above ground level on the 63-story, 483-unit mixed-use tower under development at 118 Fulton Street, located on the corner of Dutch Street in the Financial District. The progress can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the tower, dubbed 19 Dutch, will encompass 595,140 square feet and rise 758 feet above street level. That’s a significant height increase from the summer, when a 49-story tower was planned.


123 West 23rd Street

Developer Acquires Site of Planned 35-Story Residential-Hotel Project at 131 West 23rd Street, Chelsea

JHG Holdings has acquired, for $50.4 million, the Parish of St. Vincent de Paul at 123 West 23rd Street and the four-story tenement buildings at 116-120 West 24th Street, in Chelsea. The developer also owns the four-story hotel at 131 West 23rd Street, The Real Deal reported. The assemblage’s footprint measures 17,968 square feet and plans are already on file for a 35-story residential-hotel project.


68 West 126th Street

11-Unit SRO Transformed Into Six-Story, Six-Unit Residential Building at 68 West 126th Street, Harlem

Construction is wrapping up on an expansion project at 68 West 126th Street, in Harlem, as seen in a picture by Harlem+Bespoke. A formerly dilabidated four-story, 11-unit brownstone SRO building has been redeveloped into a six-story, six-unit residential structure, per the latest building permits. The building now has 5,578 square feet of residential space, which means the apartments should average 930 square feet apiece. Many of the units will occupy an entire floor, although it’s unknown if they will be rentals or condominiums. An anonymous Harlem-based LLC is the property owner and Barry Goldsmith’s Brooklyn-based firm is the architect of record.


1039 Coney Island Avenue

Three-Story, 45,300-Square-Foot Commercial Building Planned at 1039 Coney Island Avenue, Flatbush

A Brooklyn-based property owner has filed applications for a three-story, 45,262-square-foot commercial building at 1039 Coney Island Avenue, located on the corner of Foster Avenue in the Ditmas Park section of Flatbush. The project will contain a total of 28,886 square feet of commercial space. There will be six retail units on the ground floor, followed by office space on the second and third floors. A 42-car garage will be located in the cellar, in addition to eight off-street parking spaces outside. Dal H. Chun’s Lower East Side-based engineering firm is the applicant of record. The 16,376-square-foot plot is currently home to a gas station. Demolition permits haven’t been filed.


102-14 Radcliff Avenue

Four-Story, Seven-Unit Residential Building Planned at 102-14 Radcliff Avenue, Corona

An anonymous Corona-based LLC has filed applications for a four-story, seven-unit residential building at 102-14 Radcliff Avenue, in Corona. The project will measure 6,770 square feet and its residential units should average 711 square feet apiece, indicative of rental apartments. Gino Longo’s College Point-based architecture firm is the architect of record. The 25-foot-wide, 2,500-square-foot property was occupied by a single-story brick townhouse until that was demolished back in August. The 103rd Street-Corona Plaza stop on the 7 train is 11 blocks away.
