Two-Story, 119-Unit Residential Conversion Proposed at 151 West Side Avenue, Jersey City

An anonymous Delaware-based LLC has filed paperwork to amend previously granted building permits to convert the two-story commercial warehouse at 151 West Side Avenue, in Jersey City, into a 119-unit residential building. The existing warehouse is located between Fulton and Woodlawn avenues on Jersey City’s West Side. Part of the warehouse would be demolished, Jersey Digs reported. The project would also contain 118 off-street parking spaces. The city’s Zoning Board of Adjustment, which originally approved applications for a 116-unit conversion in the spring, must approve the changes. A hearing will be held on December 15.

Eight-Story, 83-Unit Residential Project Rises to Third Floor At 14-07 Broadway, Astoria

Construction is three stories above street level on the eight-story, 83-unit residential building under development at 14-07 Broadway, located on the corner of 14th Street western Astoria. Progress on construction can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the project, dubbed The Baron, will encompass 107,488 square feet and rise 80 feet above street level, not including bulkhead elements. The condominium residential units should average 878 square feet apiece. Lions Group is the developer and Raymond Chan’s Flushing-based architecture firm is responsible for the design. An anticipated completion date is unknown, but late 2017 seems reasonable.


157-16 65th Avenue

Four Three-Story, Three-Unit Residential Buildings Coming to 157-16 65th Avenue, Pomonok

A Queens-based property owner has filed applications for four three-story, three-unit residential buildings at 157-12 through 157-18 65th Avenue, located on the corner of Parsons Boulevard in Pomonok, Queens. Two of the buildings will measure 4,284 square feet each, while the other two will each measure a slightly smaller 3,936 square feet. Across all four buildings, the full-floor apartments should average 1,028 square feet apiece, indicative of family-sized configurations. Shahriar Afshari’s Long Island-based architecture firm is the architect of record. The 9,313-square-foot lot is occupied by the two-story Lutheran Church of the Redeemer. Permits were filed to raze the structure in August.


339 Victory Boulevard

Two-Story, Four-Unit Mixed-Use Building Planned at 339 Victory Boulevard, Tompkinsville

A Florida-based property owner has filed applications for a two-story, four-unit mixed-use building at 339 Victory Boulevard, located on the corner of Cebra Avenue in Tompkinsville, on Staten Island’s North Shore. The project will measure 8,650 square feet. The ground floor will contain 2,793 square feet of commercial-retail space, followed by four residential units on the second floor. The apartments should average 733 square feet apiece, indicative of rentals. Willy C. Yuin’s Staten Island-based architecture firm is the architect of record. The 6,217-square-foot corner lot is occupied by a small commercial building. Demolition permits have not been filed.


402 Central Avenue

Four-Story, 13-Unit Mixed-Use Redevelopment Proposed at 402 Central Avenue, Jersey City

Union City, N.J.-based RJS Central has proposed to redevelop the two-story mixed-use building at 402 Central Avenue, located in The Heights section of Jersey City, into a four-story, 14-unit mixed-use structure. The existing ground-floor retail space, currently vacant, would be retained and receive a renovation of its own, Jersey Digs reported. The single apartment on the second floor would be joined by 13 additional apartments, presumably across the second through fourth floors. The city’s Zoning Board of Adjustment must approve the plans. A construction timeline has not been released.
