The structure will measure 5,000 square feet in total, which works out to units averaging roughly 835 square feet in size. An existing two-story, 1,650 square-foot townhouse must first be demolished, and Woody Chen’s InFocus is the applicant of record.

Schematics Posted For 26-Story Mixed-Use Building At 27-21 44th Drive, Long Island City

Demolition of the old single-story warehouse at 27-21 44th Drive, in Long Island City, is now complete; the site will soon yield Silvercup Properties’ 26-story, 115-unit mixed-use building, which YIMBY reported on in 2014. Now The Court Square Blog notes the first on-site rendering has been posted for the nearly 110,450 square-foot building. On the ground floor, 6,095 square feet of retail is planned, and completion is slated for late 2017, with GF55 Partners serving as the architect of record.

14-Unit Condo Project Filed At 227 Clarkson Avenue, Prospect Lefferts Gardens

Brookland Capital has filed applications for a six-story, 14-unit residential building at the vacant lot of 227 Clarkson Avenue, in Prospect Lefferts Gardens, a two minute walk from the Winthrop stop serviced by the 2 and 5 trains. The building will measure roughly 10,000 square feet, which translates to units averaging 715 square feet; surprisingly, they will be condominiums. The site was acquired for $1.35 million earlier this year, according to DNAinfo, and Feingold & Gregory Architects is designing.


7 West 21st Street

14-Story, 239-Unit Building Planned At 7 West 21st Street in Flatiron District Gets Financing

Friedland Properties has landed a $182 million mortgage to finance their planned 14-story, 239-unit mixed-use building at 7 West 21st Street, a vacant, thru-block property in the Flatiron District. A number of units will be affordable, and 8,210 square feet of retail is planned on the ground floor. Morris Adjmi Architects is designing, and the project was approved by the LPC in 2013.
