Excavation Begins At 438 East 12th Street, Site of Six-Story, 82-Unit Mixed-Use Building, East Village

Excavation has kicked-off at the block-thru site at 438 East 12th Street, in the East Village, where Douglas Steiner plans a six-story, 82-unit mixed-use building, according to EV Grieve. The building will measure a total 117,170 square feet, which includes ground-floor retail and community space spanning 8,375 and 960 square feet, respectively. The condominium units will average 1,315 square feet each, and S9, an affiliate of Perkins Eastman, is designing. Completion is slated for mid-2017.

Eight-Story, 77-Unit Supportive Housing Project At 110 Port Richmond Avenue Revealed, Port Richmond

Earlier this month, YIMBY brought you news of Saint Joseph’s Medical Center’s plans to develop a supportive housing building at 108-110 Port Richmond Avenue, on Staten Island’s North Shore. A rendering has now surfaced of the project, per DNAinfo, and the structure will hold 50 supportive housing units for the mentally ill, and an additional 27 affordable units. Edelman Sultan Knox Wood Architects is designing, and an existing building must first be demolished.


520 West 41st Street

Demolition Begins At 520 West 41st Street, Site Of 106-Story Mixed-Use Tower, Midtown West

Earlier this year, Silverstein Properties paid roughy $100 million for a car dealership at 520 West 41st Street, aka 514 Eleventh Avenue, in Midtown West. Last summer, YIMBY revealed plans for an 106-story, 1,400-unit mixed-use tower at the site (currently traversing ULURP). Although the proposed 1.685 million square-foot building has yet to be approved, Curbed reports demolition of the existing low-rise commercial building has begun.


499 Van Buren Street

Four-Story, Seven-Unit Building Coming To 499 Van Buren Street, Bed-Stuy

Hen Hawk NY LLC has filed applications for a four-story, seven-unit residential building at 499 Van Buren Street, in northern Bedford-Stuyvesant, two blocks south of the J train’s Kosciuszko St. stop on Broadway. The building will measure 4,985 square feet in total, which means units will average a rental-sized 712 square feet. Suresh Manchanda’s L&C Associates is the architect of record, and permits were filed in May to demolish an existing two-story, single-family home.


1969 Hughes Avenue

Eight-Story, 27-Unit Rental Building Planned At 1969 Hughes Avenue, Tremont

Meer Ahmed, operating under an anonymous LLC, has filed applications for an eight-story, 27-unit residential building at the vacant lot of 1969 Hughes Avenue, in Tremont, seven blocks from MNRR’s Tremont station on the Harlem line. The building will measure 18,445 square feet in total, and units will be rentals, averaging just 685 square feet. Mohammad Badaly’s Badaly Architects is the applicant of record.
