Seven-Story, 65-Unit Condo Building Underway At 65-38 Austin Street, Rego Park

In October 2014, YIMBY reported on filings for a seven-story residential project at 65-38 Austin Street, in Rego Park, and now the building is currently under construction, according to DNAinfo. The building will have 65 condos across 55,630 square feet of space, for average units of 855 square feet; there will be 30 one-bedroom, 30 two-bedroom and five three-bedroom units. Bayside-based Yin Hu is the developer, and Angelo Ng + Anthony Ng Architects Studio is the applicant of record. Completion is expected sometime 2016.


50 Bowery

20-Story, 229-Key Joie de Vivre Hotel Tops Out At 50 Bowery, Chinatown

This past July, the 20-story, 229-key Joie de Vivre hotel under construction at 50 Bowery, in Chinatown, was at the 17th floor and receiving its first glass panels. Now, the building is topped out, and glass is nearing the top of the structure, per Bowery Boogie. Commune Hotel & Resorts is developing, and Peter Poon Architects is designing. The building is expected to open in the spring of 2016.


940 First Avenue

14-Story, 13-Unit Condo Building Filed At 940 First Avenue, Midtown East

Bed-Stuy-based CS Real Estate has filed applications for a 14-story, 13-unit mixed-use building at 940 First Avenue, in Midtown East, three blocks from the E, M or 6 subways caught on Lexington Avenue at 51st or 53rd Streets. The building will measure 17,450 square feet in total, and will feature 1,073 square feet of commercial-retail space on the first floor. Above, full-floor units will measure 1,210 square feet apiece, likely indicative of condos. Karl Fischer is the architect of record, and an old four-story tenement must first be demolished.

Four-Story, Seven-Unit Residential Building Coming To 108-38 41st Avenue, North Corona

Chao Fei Li, head of Corona-based Six Brothers USA Corp., has filed applications for a four-story, seven-unit residential building at 108-38 41st Avenue, in North Corona, one block from the 7 train’s stop at 111th Street. The building will measure 6,225 square feet, which means units will average 890 square feet apiece. Flushing-based Chang Hwa Tan is the architect of record, and the existing 1.5-story home was filed for demolition this past July.


684 Leonard Street

Four-Story, Seven-Unit Residential Project Planned At 684 Leonard Street, Greenpoint

Financial District-based Zolo Construction & Development Inc. has filed applications for a four-story, seven-unit residential building at 684 Leonard Street, in central Greenpoint, two blocks south of the Greenpoint Avenue stop on the G train. The building will measure 5,000 square feet in total, which works out to units averaging a rental-sized 714 square feet. Murat Simsek’s Nassau County-based engineering service Rocda is the applicant of record, and an existing three-story townhouse must first be demolished.
