26-Story, 500-Key Hotel Revealed At 351 West 38th Street, Garment District

Towards the end of last summer, YIMBY reported on applications for a 21-story, 400-key hotel at 338 West 39th Street, in the Garment District. That building will be developed by Sam Chang’s McSam Hotel Group on the 39th Street side of the block-thru site, and Quadrum Global is planning to develop a separate hotel on the site’s southern half, fronting 38th Street. According to The Real Deal, Quadrum Global plans a 26-story, 500-key hotel, which Marvel Architects is designing. Each hotel is expected to measure roughly 125,000 square feet, and the existing commercial building will be demolished next year move out next year.

Renderings Revealed For ULURP Proposal For 550 Washington Street Redevelopment, Hudson Square

Back in October, YIMBY brought you schematics of the proposed redevelopment options of 550 Washington Street, in Hudson Square, and now The Villager has renderings of the ULURP plans, which would include 1,596 residential units; 255,000 square feet of retail; and a 353-key hotel. The residential units would be spread across 1,334,100 square feet of space, and 500 of the units will go towards affordable and supportive housing. The project would also include elevated park space. COOKFOX Architects is behind the design. Westbrook Partners and Atlas Capital Group are developing.

Permits Filed For 30-Unit Mixed-Use Building At 139-20 34th Avenue, Flushing

Wang Chun Hua, as Z & W of New York LLC, has filed permits for a new seven-story, 30-unit mixed-use building at 139-20 34th Avenue in Flushing. That’s between Leavitt Street and Union Street, about a 15-minute walk from the 7 train at Main St. The 69-foot-tall project would cover 27,611 square feet with residential square footage of 19,936. That means units averaging about 665 square feet. There would be five units each from the second to the seventh floor. The first floor would have 7,675 square feet of community facility space for a day care for ages two to six. There would also be parking for 20 cars and 15 bicycles. Cheng-Yang Lee is the applicant of record. Demolition permits were issued earlier this year for the two-story house occupying the site.

Permits Filed For Five-Story Mixed Use Building At 1559 51st Street, Borough Park

Yecheskel Weingarten, as Kerem Dwellings LLC, has filed permits to construct a five-story, 50-foot-tall mixed-use building at 1559 51st Street in Brooklyn’s Borough Park neighborhood. That’s between 15th and 16th Avenues. The total square footage would be 17,380 with eight residential units spread across 13,096 square feet. That would mean an average size of 1,637 square feet. There would be two units each on floors two through five. The filing indicates 4,284 square feet of community facility and the Schedule A lists the cellar and first floor as “ambulatory diagnostic.” Architect Eyal Levitt is the applicant of record. An existing two-story home must be demolished, though permits were issued in 2013.

Permits Filed For Four-Story, Eight-Unit Residential Building At 2825 Snyder Avenue, East Flatbush

Brooklyn-based Velocity Framers has filed permits to built a new four-story, eight-unit residential building at 2825 Snyder Avenue in the borough’s East Flatbush neighborhood. It’s about a block from the Church Av 2/5 stop. The filing is for a 45-foot-tall building, which would make the four-story number work. However, the filing only lists 2,595 square feet of residential space out of a total of 5,667 square feet. The latter number being more likely, it would mean average units of about 708 square feet. The Schedule A lists two units per floor. Velocity Framers is also the applicant of record. An existing two-story house will have to be demolished.
