10-Story, 42-Unit Residential Renovation Planned At 144 East 24th Street, Kips Bay

Slate Property Group and RWN Real Estate have acquired the 10-story, 33-unit apartment building at 144 East 24th Street, in Kips Bay, for $29 million. The 40,000 square-foot structure will be renovated and reconfigured into a 42-unit property with smaller apartments, likely to accommodate the neighborhood’s growing student population. The small ground-floor retail space will also be expanded. It is currently occupied by Ralph’s Famous Italian Ices, according to The Real Deal.


993 Sixth Avenue

Investors Assemble Development Site At 989-993 Sixth Avenue, Midtown

Isaac Chetrit and Ray Yadidi are in contract to acquire 235,000 square feet of air rights from the five-story former bank building at 1352-1362 Broadway, between West 36th and 37th Streets in Midtown. The price the investors are paying has not yet been disclosed. On the same block, they own the vacant lot – acquired this past fall – at 993 Sixth Avenue and the adjacent 21-story, 96,000 square-foot office building at 989-991 Sixth Avenue. Their assemblage amounts to a site with roughly 375,000 square feet of development rights, according to The Real Deal.


205 Smith Street

Reveal For Two-Story, 19,800 Square-Foot Retail Project At 205 Smith Street, Boerum Hill

Late in 2014, filings were submitted to expand the single-story, 9,916 square-foot commercial building at 205 Smith Street, in Boerum Hill, to 19,832 square feet, thanks to the addition of a second floor. Brownstoner now has a rendering the project, which will be entirely retail and reportedly the new home of a supermarket. Jackson Group, Aurora Capital Associates, and ACHS Management are developing, while Think Architecture & Design is the architect of record. A completion date has not yet been disclosed.


100 Vandam Street

Filings Submitted For 24-Story, 62-Unit Condo Redevelopment At 100 Vandam Street, Hudson Square

Very early this year, YIMBY brought you renderings of Jeff Greene’s planned 24-story, 62-unit residential development at 100 Vandam Street, in Hudson Square, and now the developer has filed applications for the COOKFOX-designed project. The existing six-story, 55,300 square-foot former factory building will be expanded to 156,629 square feet via a 19-story vertical extension. Of the total square-footage, 2,311 square feet of space will be designated for ground-floor retail. Condos will average a spacious 2,457 square feet each, and a duplex penthouse unit will span the 23rd and 24th floors, according to the Schedule A. The Real Deal was the first to report on the filings.


168-05 Depot Road

Four-Story, Seven-Unit Residential Project Filed At 168-05 Depot Road, Broadway-Flushing

Flushing-based V&M Property Holdings has filed applications for a four-story, seven-unit residential building at 168-05 Depot Road, in Broadway-Flushing. That’s between Murray Hill and Auburndale, located four blocks from the neighborhood’s Long Island Rail Road station. The project will measure 5,916 square feet, which works out to units averaging 845 square feet apiece. Queens-based Gerald Caliendo is the architect of record. An existing two-story brick building must first be demolished.
