Extensive Renovations Planned At 131-Unit Subsidized Housing Complex At 591 Montgomery Street, Jersey City

The Jersey City Housing Authority has tapped The Architectural Team to design an extensive renovation of the 14-building, 131-unit affordable housing complex at 591 Montgomery Street, located just west of downtown Jersey City. The complex, dubbed Bushwick Estates, includes three- and four-story building with subsidized apartments that come in two-, three-, and four-bedroom configurations. Real Estate Weekly reports the renovations will include both interior and exterior work, featuring new façades, green spaces with landscaping and lighting, and energy-efficient technology. The complex – which is bound by Bright, Merseles, and Montgomery streets – was originally completed in the 1980s and designed by Don M. Hisaka.


34 Diker Street

Gut-Renovation Complete At Two-Story Townhouse At 34 Diker Street, Red Hook

Property owners Chris Sheller and interior designer Kate Gray have completely gut-renovated the two-story, single-family wood-framed townhouse at 34 Diker Street, in Red Hook. Brownstoner reports that practically the entire exterior and interior of the structure was rebuilt. The 1,700-square-foot structure has a new façade, new windows, expanded ceilings on the second floor, completely rebuilt and modernized interiors, and new appliances and furnishings. RGR Construction is the general contractor and Bronx-based Kevin Byrne served as the architect of record. The couple went to sell the property a few weeks ago.


120-09 Ninth Avenue

Two Two-Story, Two-Family Houses Coming To 120-09 Ninth Avenue, College Point

Property owner Jin Yang has filed applications for two two-family residential buildings at 120-09 – 120-13 Ninth Avenue, located on the northern end of College Point. Both will stand two stories in height and will measure 3,579 square feet apiece. Within the entire development, the full-floor apartment units will spread across 4,773 square feet, which means they will individual measure a spacious 1,193 square feet each. Yuk Lam’s Fresh Meadows-based Lam Engineer is the applicant of record. The 7,467-square-foot plot of land is currently occupied by two-story house, with an address at 120-15 Ninth Avenue. Demolition permits were filed in January.


1179 Second Avenue

Residential Development Site At 1179-1183 Second Avenue Purchased, Upper East Side

S.W. Management has acquired the vacant development site spanning 1179-1183 Second Avenue and 249-251 East 62nd Street, on the Upper East Side, for $64.3 million. According to Crain’s, the property lot at the corner of Second Avenue and East 62nd Street, at 253 East 62nd Street, is not included in the acquisition, although its former five-story predecessor was demolished just last year. The site that was newly acquired can accommodate 87,650 square feet of development potential as-of-right. A future building could include ground-floor retail space and residential units above. Plans for the site have not been disclosed. Sometime between 2009 and 2011, five tenement buildings ranging between three and five stories were demolished at the site.


Triangle Park

Deal Reached For Triangle Park Multi-Building Mixed-Use Development, Newark

Early last year, the Newark City Council approved plans to build a 2.5-acre park in the city’s downtown. It would connect Prudential Center to the Ironbound’s Peter Francisco Park by bridging over Newark Penn Station, but it would also serve as the centerpiece of a multi-building mixed-use development of the surrounding vacant blocks. Last week, the city of Newark struck a deal with Edison Properties and J&L Parking Corporation to development the buildings, Newark Patch reports. Details on the new buildings are sparse, but there will be a significant number of residential units, retail space, and possible office space. Construction is expected to commence later this year and completion is tentatively set for July of 2018. The Newark Community Economic Development Corporation will head the construction of the park, being designed by MKW + Associates.
