Permits Filed for 15-Story Condo Project at 148 East 78th Street, Upper East Side

The Upper East Side is about to see another new condominium development with super-sized units, this time at 148 East 78th Street, which will yield a 15-story building rising 205 feet to its rooftop. The generously-sized ceilings will be matched by the floorplans for the 26 condos, which will average 2,600 square feet apiece, with 68,293 square feet of residential space in total. There will also be 3,739 square feet of retail space on the ground floor. Ismael Leyva Architects is listed as the architect of record, and John Usdan of Midwood Management Corp. is the developer. Demolition permits for two existing buildings were filed earlier this month.


11-52 44th Drive

Permits Filed for 11-52 44th Drive, Long Island City

Another warehouse in Long Island City is about to meet the wrecking ball to make way for a new development, this time, at 11-52 44th Drive. There, Daniel Gazal of 11-52 44th Drive, Inc., has filed applications for an eight-story and 19,014 square-foot building. Within, there will be 1,773 square feet of retail on the first floor, and 14,115 square feet of residential up above, divided amongst 22 units. At an average size of about 630 square feet, rentals seem likely. Frank Demmerle, of Demmerle Design Studio, is the architect of record, and demolition permits for the existing structure have not yet been filed.


164 Canal Street West

Permits Filed for 164 Canal Street West, Mott Haven, The Bronx

A desolate lot in The Bronx’s Mott Haven neighborhood is about to sprout a seven story mixed-use structure. Applications filed with the DOB show the new building will have 30,796 square feet of total construction area, within which, there will be 7,493 square feet of space for a community facility in the form of an ambulatory diagnostic center on floors two and three. There will also be 18,136 square feet of commercial space, to be divided between 73 hotel rooms, which will average under 250 square feet apiece. Michael Kang Architect, PC, is designing, and Manny Chadha of Vertu Hospitality LLC is the developer.

770 East 214th Street Revealed, Williamsbridge, The Bronx

New developments both big and small are rising across The Bronx, and today, we have a reveal for a four-story building coming to 770 East 214th Street, in the borough’s Williamsbridge neighborhood. YIMBY first reported on the site back in June of 2014, when applications were initially filed with the DOB. ┬áThe structure will total 8,030 square feet, and will be divided between ten rental apartments. UA Builders Group is the site’s developer, Badaly Architects PLLC is the architect of record, and completion is likely within the next year.
