Two Five-Story, Eight-Unit Residential Buildings Filed at 1519 New York Avenue, East Flatbush

Brooklyn-based property owner Jeffrey Zagelbaum has filed applications for two five-story, eight-unit residential buildings at 1517-1519 New York Avenue, in southern East Flatbush. Each will measure 6,500 square feet and residential units should average 750 square feet apiece, indicative of rental apartments. Half of the units will be duplexes, according to the Schedule A. Brooklyn-based Asher Hershkowitz is the architect of record. The 40-foot-wide, 4,000-square-foot plot is currently occupied by a two-and-a-half-story house. Demolition permits were filed in May. The site is located four blocks from the Flatbush Avenue-Brooklyn College stop on the 2 and 5 trains.

33-Story Hotel-Residential Tower, The Bryant, Nearly Tops Out at 16 West 40th Street, Midtown

Constructionof the 33-story, 402-foot-tall mixed-use building under construction at 16 West 40th Street, located along Bryant Park in Midtown, has reached the parapet. However, it has yet to be structurally topped if you count the bulkhead. The building’s façade and window elements are also currently being installed, as seen in a photo posted to the YIMBY Forums by ILNY. The 824,216-square-foot building, dubbed The Bryant, will host a 230-key hotel within the ground through 14th floors, and 57 condominium units on the 16th through 33nd floors. Amenities, some of which will serve both the hotel and the residences, include a fitness center, private residential storage units, conference rooms, and a terrace club on the sixth floor. There will also be a restaurant occupying the ground and cellar levels. HFZ Capital Group is the developer, while London-based David Chipperfield Architects is the design architect. Stonehill & Taylor Architects is serving as the architect of record. YIMBY’s last update on the project was in November, when the structure was six stories above street level. Completion is expected in early 2017.

Three-Story, Seven-Unit Residential Building Planned at 77-06 155th Avenue, Lindenwood, Queens

Property owner Huiqing Hu, doing business as an anonymous Flushing-based LLC, has filed applications for a three-story, seven-unit residential building at 77-06 155th Avenue, in Lindenwood. The structure will measure 6,059 square feet and its residential units should average 866 square feet apiece. Amenities include a nine-car parking garage and a rooftop recreational area. Chuandong Hao’s Bayside-based HCD Architect is the architect of record. The site is currently occupied by a two-and-a-half-story wood-framed house and demolition permits were filed for it in May. The site is located within a sunken section of the neighborhood that remains detached from the street grid and vulnerable to flooding.

Rebuilt Two-Story Taxi & Limousine Commission Facility Proposed at 24-55 Brooklyn Queens Expressway West, Woodside

The New York City Taxi & Limousine Commission, with the Department of Design and Construction, is planning to rebuild their facility currently located at 24-55 Brooklyn Queens Expressway West, in northern Woodside. The plans call for renovating and expanding the existing single-story facility into a two-story structure, with the inspection garage on the ground floor and offices on the second, DNAinfo reported. The redeveloped building will also feature a parking garage, indoor and outdoor common areas, and green infrastructure. The current facility is in dire need of repairs because part of it was built on unstable ground. TEN Arquitectos is responsible for the design, and the city’s Public Design Commission is required to approve the project. Construction is tentatively scheduled to begin in August 2017, with completion in 2019.

Reveal for 24-Story, 62-Unit Mixed-Use Building Planned at 1050 Sixth Avenue, Midtown

A rendering has been revealed of the planned 24-story, 62-unit mixed-use building under development at 1050 Sixth Avenue, located between West 39th and 40th streets, just below Bryant Park in Midtown. The reveal comes as Skyline Developers held a groundbreaking ceremony for the project earlier this week, as reported by Real Estate Weekly. The new building will encompass 62,886 square feet. It will feature 2,710 square feet of retail space on the ground floor, and its residential units, which will be rental apartments, should average 841 square feet apiece. Amenities include storage for 32 bikes, private residential storage, laundry facilities, a fitness center, and a tenant lounge. The building’s top unit will also include a private rooftop terrace, with a number of other units boasting balconies. SoHo-based Gene Kaufman is the architect of record. Completion is expected in late 2018. YIMBY first brought you news of the project when building applications were filed in December of 2014.

New 8,125-Seat Grandstand Stadium to Open for 2016 US Open

The United States Tennis Association’s 125,000-square-foot, 8,125-seat Grandstand Stadium is scheduled to debut for the 2016 US Open. The new stadium is a significant element of the $550 million overhaul of the 46-acre USTA Billie Jean King National Tennis Center, located in Flushing Meadows Corona Park, Queens. The seating capacity is 2,125 people more than before. The design comes from Detroit-based ROSSETTI, which is also behind the design of the renovated Arthur Ashe Stadium. As part of the overhaul, Ashe is getting a new, retractable roof. Other additions and upgrades to the include a retractable roof for Louis Armstrong Stadium and a two-tiered observation deck that overlooks the practice courts. Completion of the entire project is expected by 2018 and this year’s tournament runs from August 29 to September 11.

Construction Wrapping on 13-Story, 48-Unit Mixed-Use Building at 42-14 Crescent Street, Long Island City

Construction is wrapping up on the 13-story, 48-unit residential building under development at 42-14 Crescent Street, in the Court Square/Queens Plaza section of Long Island City. The structure’s exterior and façade elements have now been installed, as seen in a photo posted to the YIMBY Forums by JC_Heights. The building measures 44,061 square feet and its residential units, which will be rental apartments, should average 816 square feet apiece. It will also contain 740 square feet of ground-floor retail space. Amenities include private residential storage units, storage for 23 bikes, laundry facilities, a fitness center, indoor and outdoor recreational areas on the ground floor, and a rooftop deck. Meadow Partners is the developer, while John Fotiadis Architect is behind the design. It was only in February that the project topped out. Occupancy is likely within the next few months.

Two Three-Story, Three-Family Residential Buildings Coming to 32-37 100th Street, East Elmhurst

TNE Building has filed applications for two three-story, three-unit residential buildings at 32-37 – 32-41 100th Street, in East Elmhurst. They will each measure 4,488 square feet, and their full-floor residential units should average 1,122 square feet apiece, indicative of family-sized configurations. Amenities include a total of six off-street parking spots, laundry facilities, and storage space in the cellar. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 7,500-square-foot development assemblage is currently occupied by two two-story houses. Demolition permits were filed for both in February.

City Council Approves Rezoning Proposal Allowing Pedestrian Arcade-to-Retail Conversions Along Water Street, Financial District

Earlier this week, the City Council voted to approve a rezoning proposal that would allow landlords of the commercial properties with public pedestrian arcades along Water Street, between Fulton and Whitehall streets in the Financial District, to convert the arcades into retail space in exchange for renovating adjacent public plazas. The total amount of space that could be converted spans 110,000 square feet across 20 buildings, DNAinfo reported. The rezoning requires retail conversions of greater than 7,500 square feet to be approved through the city’s Uniform Land Use Review Procedure (ULURP). It also limits the amount of street frontage chain banks and drugstores can take up, and requires the entire height of the arcade to be built out. Future renovations to the existing public plazas in the area could include new seating and planters, among other upgrades.

Reveal For Six-Story, Six-Unit Residential Project At 11 West 126th Street, Harlem

A rendering has been posted on the site of the planned six-story, six-unit residential building under development at 11 West 126th Street, in Harlem. Foundation work is underway, according to Harlem+Bespoke. The structure will encompass 11,061 square feet and the project’s full-floor residential units should average 1,320 square feet apiece, indicative of condominiums. Amenities include private residential storage and a fitness center. The sixth floor apartment will also feature a private roof terrace. Midtown East-based Urban Artisan is the developer, while Midtown South-based Platt Byard Dovell White Architects (PBDW Architects) is behind the design. YIMBY first brought you news of the project when applications were filed in September of 2014. Completion is expected in spring of 2017.
