Four-Story, Eight-Unit Affordable Residential Building Filed at 416 Thomas S. Boyland Street, Ocean Hill

The Department of Housing Preservation and Development (HPD) has filed applications for a four-story, eight-unit residential building at 416 Thomas S. Boyland Street, in Ocean Hill. The structure will measure 10,303 square feet and its residential units should average 1,233 square feet apiece. That means the rental apartments will come in family-sized configurations. There will be two apartments per floor and no parking is included, as none is required. Salvatore Perry’s Hudson Square-based Latent Productions is the architect of record. The 40-foot-wide, 4,503-square-foot plot is currently vacant. The Rockaway Avenue stop on the A/C trains is located nine blocks to the north. Since the city is building the project, its apartments will surely come with some amount of affordability.


1448 Fulton Street

Six-Story, 10-Unit Mixed-Use Building Planned at 1448 Fulton Street, Bedford-Stuyvesant

Queens Village-based Atari Realty has filed applications for a six-story, 10-unit mixed-use building at 1448 Fulton Street, in southern Bedford-Stuyvesant. The structure will measure 9,663 square feet. It will include 1,633 square feet of ground-floor retail space, followed by two units per floor on the second through sixth floors. They should average 640 square feet apiece, which means rental apartments are surely in the works. Amenities include an “indoor recreational room” and storage for bikes in the cellar. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 20-foot-wide, 2,000-square-foot lot is currently occupied by a single-story garage. Demolition permits haven’t been filed. The Kingston-Throops Avenues stop on the C train is located on the same block.


117 West 79th Street

Residential Conversion Planned for 108-Unit Park 79 Hotel SRO at 117 West 79th Street, Upper West Side

Fairstead Capital has purchased the vacant seven-story, 108-key Park 79 Hotel at 117 West 79th Street, on the Upper West Side, for $22.5 million. The new owners plan to convert the 32,172-square-foot SRO building into an undisclosed number of residential apartments. It’s unclear whether the apartments will be rentals or condominiums. Park 79 Hotel closed late last year after receiving a slew of violations from the Buildings Department. Before the property was an illegal hotel, it was supposed to be a single room occupancy building for low-income tenants, Real Estate Weekly reported. The property comes with 27,780 square feet of air rights, allowing for a potential expansion. It’s also located within the Upper West Side/Central Park West Historic District, which means the Landmarks Preservation Commission must approve any exterior alterations.

Construction Wraps on Five Four-Story, Single-Family Townhouses at 73-79 Bond Street, Boerum Hill

Construction is wrapping on five four-story, single-family townhouses being constructed at 73-79 Bond Street (a.k.a. 390 State Street), in Boerum Hill. The construction progress can be seen thanks to a photo taken by Tectonic. The 49-foot-tall townhouses will each measure between 4,310 square feet and 4,566 square feet, which includes an average 2,396 square feet of livable residential space. All of them will include four bedrooms, a single-car garage in the cellar, and a roof terrace equipped with a gas grill. Other features include a screening room and bar in the sub-cellars, and private laundry facilities. Adam America Real Estate is the developer and Hudson Square-based Ben Hansen Architect is responsible for the design. Move-ins are expected in the next few months.


175 Delancey Street

14-Story, 100-Unit Mixed-Use Building Rises to Eighth Floor at Essex Crossing’s 175 Delancey Street, Lower East Side

The 14-story, 100-unit mixed-use building under development at 175 Delancey Street, on the Lower East Side, is now eight stories above street level, which is a seven-story increase since April. A photo of the construction progress can be seen via the YIMBY Forums by Tectonic. The latest building permits indicate the structure will measure 177,950 square feet. The project’s four-story base will host a 55,000-square-foot medical facility run by NYU Langone Medical Center, 6,060 square feet of retail on the ground floor, a 24,000-square-foot educational facility, a 13,000-square-foot senior center fit with a coffee shop, and a 4,000-square-foot garden terrace. There will be 100 affordable senior housing units on the 10 floors above. Amenities include laundry facilities and storage for 57 bikes. Delancey Street Associates, comprised of L+M Development Partners, Taconic Investment Partners, and BFC Partners, is the developer. Dattner Architects is designing. The building is Site 6 of the Essex Crossing mega-development, and completion of this component is expected in 2017.
