32-Story, 440-Unit Mixed-Use Tower Rises to 26th Floor at 86 Fleet Place, Downtown Brooklyn

Construction is now underway on the 26th floor of the planned 32-story, 440-unit mixed-use building under development at 86 Fleet Place, in Downtown Brooklyn. The progress can be seen thanks to photos posted to the YIMBY Forums by user nyc1. The latest building permits indicate the 351-foot-tall tower will eventually encompass 427,346 square feet. It will host 10,813 square feet of commercial-retail space on the ground floor, followed by residential units averaging 871 square feet apiece. Since a leasing office is included, at least a number of the units will be rental apartments. The residential amenities are listed in YIMBY’s previous March update, when the structure was a single story up. John Catsimatidis’s Red Apple Group is the developer and Goldstein, Hill & West Architects is behind the architecture. Completion is expected in 2017.

New Developers Acquire Site Of Planned Commercial Project at 206 Kent Avenue, Williamsburg

Two anonymous entities have acquired, for $33 million, the vacant 22,640-square-foot development site at 206 Kent Avenue, in northern Williamsburg, Commercial Observer reported. That’s the property bound by Kent and Metropolitan avenues and River and North 3rd streets, located a block in from the East River. The previous owner, Alliance Private Capital Group, was planning a 45,000-square-foot mixed-use commercial building with retail space on the ground floor and office space above. In fact, the grocery store Trader Joe’s signed a lease last year for 18,000 square feet of space across the ground and cellar levels. It hasn’t been confirmed if the new owners plan to follow through with the same project. New building applications haven’t been filed.

Four Two-Story, Two-Family Houses Coming to 161-16 Baisley Boulevard, Rochdale, Queens

Property owner Anthony Namdar, doing business as TNE Buildings, has filed applications for four two-story, two-family houses at 161-16 – 161-20 Baisley Boulevard and 161-26 – 161-30 Baisley Boulevard, in Rochdale. That’s in southeastern Queens, near JFK International Airport. Two of the new buildings will each measure 3,397 square feet and the other two will each measure 3,990 square feet. Across all four, the full-floor residential units should average 1,231 square feet, indicative of family-sized configurations. Each house will come with two off-street parking spaces, one of which will be houses in a 300-square-foot garage. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The development sites — separated by a two-story mixed-use building — are currently vacant.

Four-Story, Multi-Unit Residential Building Planned at 145 Conselyea Street, Williamsburg

Flushing-based property owner David Cohen has filed applications for a four-story, multi-unit residential building at 145 Conselyea Street, in northern Williamsburg. It will measure 6,981 square feet and its residential units should average between 623 square feet and 712 square feet apiece, indicative of rental apartments. The range is due to contradictory filings, where one lists eight units and the other lists seven. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a two-story townhouse. Demolition permits haven’t been filed. The Graham Avenue stop on the L train is located two blocks away.

Four-Story, Eight-Unit Residential Building Filed at 710 Hart Street, Bushwick

Brooklyn-based Champion Homes Development Corp. has filed applications for a four-story, eight-unit residential building at 710 Hart Street, in western Bushwick. The project will measure 7,570 square feet and its residential units should average 684 square feet apiece, indicative of rental apartments. Each floor will host two apartments. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 25-foot-wide, 2,496-square-foot property is currently occupied by a two-story townhouse. Demolition permits haven’t been filed. The Central Avenue stop on the M train is located a block away.

Three-Story, Two-Unit Mixed-Use Building Planned at 148 McClean Avenue, Arrochar, Staten Island

Property owner Chris Reno, doing business as an anonymous Staten Island-based LLC, has filed applications for a three-story, two-unit mixed-use building at 148 McClean Avenue, in Arrochar. That’s located along Staten Island’s East Shore. The project will measure 4,840 square feet. It will feature 1,425 square feet of commercial-office space on the ground and cellar levels, followed by full-floor residential units on the two floors above. The apartments should average 959 square feet apiece. The project will come with three off-street parking spaces. Joseph Loccisano’s Staten Island-based Sanna & Loccisano Architects is the architect of record. The 40-foot-wide, 4,000-square-foot property is currently vacant.

Four Nine-Story Mixed-Use Buildings Planned at 129 Beach 116th Street Assemblage, Rockaway Park

Brooklyn-based Marcal Group is planning to develop four mixed-use buildings – each rising nine stories in height – on an assemblage of development sites located between Beach 115th and 117th streets, in Rockaway Park. That’s a neighborhood along the Rockaways in southern Queens. Dubbed Seaport Landing, the entire project will encompass 240,000 square feet of residential space and 23,000 square feet of ground-floor retail, the Rockaway Times reported. The total number of apartments, all condominiums, wasn’t disclosed, but at least 158 of them will be sold at affordable rates to seniors. The building at 157 Beach 115th Street will contain 58 affordable units and the one at 160 Beach 117th Street will contain 100 affordable units. The two facing Beach 116th Street will be market-rate buildings. Most of the assembled properties are vacant with the exception of 129 Beach 116th Street, which is currently occupied by a single-story commercial building, acquired in 2015 for $5 million. Demolition permits haven’t yet been filed. The Rockaway Park-Beach 116th Street stop on the A train and Rockaway Park Shuttle is two blocks away.

Two-Million-Square-Foot Kearny Point Industrial Park to Get Modern Commercial Transformation, New Jersey

Manhattan-based Hugo Neu Corporation has tasked design and engineering firms STUDIOS Architecture and WXY to convert the 130-acre, two-million-square-foot Kearny Point Industrial Park, in Kearny, into a modernized, mixed-use commercial campus. The industrial park is located in the town’s southern section sandwiched between Jersey City and Newark, in Hudson County, New Jersey. The plan is to preserve the existing industrial buildings and warehouses, many of which are historic, Real Estate Weekly reported. The conversion is expected to attract a wide variety of tenants, including businesses in need of office, manufacturing, storage, and/or industrial space, among others. The site was previously known as the Federal Shipbuilding & Drydock Company and served as the U.S. Navy’s fastest ship-building location in the world during World War II.

Nine-Story, 86-Unit Residential Project Rises to Seventh Floor at 25-19 43rd Avenue, Long Island City

Construction is now underway on the eighth floor of the nine-story, 86-unit residential building under development at 25-19 43rd Avenue, in the Court Square/Queens Plaza section of Long Island City. The progress can be seen thanks to a photo included in an update by The Court Square Blog. The latest building permits indicate the new building, dubbed Dutch LIC, will encompass 90,173 square feet. Its residential units, condominiums ranging from studios to two-bedrooms, should average 792 square feet apiece. Amenities include storage for 44 bikes, a 17-car parking garage on the ground floor, a lounge, a fitness center, an outdoor recreational area on the second floor, and a rooftop terrace. Ekstein Development is the developer and GF55 Partners is behind the design. Completion is expected in early 2017.

41-Story, 223-Unit Mixed-Use Building Rising at 38 West 33rd Street, Midtown South

Construction is now two stories above street level on the 41-story, 223-unit mixed-use building under development at 38-46 West 33rd Street, in Midtown South. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user nyc1. The new building will encompass 220,724 square feet and will top out at 465-feet-tall. There will be 5,721 square feet of ground-floor retail space, followed by residential units averaging 818.6 square feet apiece, which is indicative of rental apartments. The residential amenities are listed in YIMBY’s update in January, when foundation work was underway. The Torkian Group is the developer and Stephen B. Jacobs Group is behind the architecture. Completion is expected in 2017.
