Reveal For Alvin Ailey American Dance Theater’s Three-Story Expansion At 405 West 55th Street, Hell’s Kitchen

A rendering has been revealed of the Alvin Ailey American Dance Theater’s planned three-story expansion atop their headquarters at 405 West 55th Street, located on the corner of Ninth Avenue in Hell’s Kitchen. The new space is dubbed the Elaine P. Wynn & Family Foundation Education Wing, DNAinfo reported. It will feature four new dance studios, two classrooms, and offices. The latest building permits indicate the complex will gain 10,227 square feet of space, up from 50,786. Gramercy-based Iu + Bibliowicz Architects is the architect of record. A roof-breaking ceremony was held last week for the project. Completion is expected in the fall of 2017.


230 Classon Avenue

16-Story, 142-Unit Mixed-Use Tower Filed At 230 Classon Avenue, Clinton Hill

St. Mary’s Episcopal Church has filed applications for a 16-story, 142-unit mixed-use building at 230 Classon Avenue, located on the corner of Willoughby Avenue in Clinton Hill. The project will encompass 153,606 square feet and rise 163 feet above street level. The ground through third floors will contain 25,264 square feet of space for the church, which will include a library, offices, meeting rooms, a privy, a coffee bar, among other spaces, The Real Deal reported. The residential units above should average 685 square feet apiece, indicative of rental apartments. There will also be a 93-car garage on the ground and cellar levels. DXA Studio is the architect of record. The existing three-story rectory must first be demolished. The Classon Avenue stop on the G train is three blocks away.


45-01 23rd Street

Developer Assembling Site For Mixed-Use Tower At 45-01 23rd Street, Long Island City

SoHo-based Tavros Capital is currently in the process of assembling a site with significant development potential on the corner of 23rd Street and 45th Avenue, in the Court Square section of Long Island City. Over the summer, the development firm purchased the townhouses at 45-03 23rd Street and 45-07 – 45-09 23rd Street for $11.25 million, and has since entered into contract on two additional properties, while waiting for two more. Plans include a mixed-use building with retail, office, and residential components, The Real Deal reported. The site can accommodate up to 167,000 square feet of mixed-use development as-of-right, though an additional 83,000 square feet of air rights could be acquired. Tavros expects the assemblage to cost between $30 and $35 million once complete.


314 Pennsylvania Avenue

Seven-Story, 57-Key Hotel Filed At 314 Pennsylvania Avenue, East New York

Nehalkumar Gandhi, doing business as an anonymous North Bergen, N.J.-based LLC, has filed applications for a seven-story, 57-key hotel at 314 Pennsylvania Avenue, in northwestern East New York. The project will measure 24,290 square feet and its hotel rooms should average a budget-sized 297 square feet apiece. Guest amenities include a breakfast area, a fitness center, and a reception area. Manish S. Savani’s Jamaica-based architecture firm is the architect of record. The 50-foot-wide, 5,000-square-foot plot is currently occupied by a two-story house. Demolition permits were filed in August. The Liberty Avenue stop on the C train is four blocks to the north.


93-02 69th Avenue

Four-Story, 51,900-Square-Foot School Expansion At P.S. 144 Col. Jeromus Remsen, 93-02 69th Avenue, Forest Hills

The New York City School Construction Authority (SCA) has filed applications for a four-story, 51,870-square-foot expansion of P.S. 144 Col. Jeromus Remsen at 93-02 69th Avenue, in Forest Hills. The 70-foot-tall structure will feature a cafeteria in the cellar, and classrooms on the ground through fourth floors. Administrative offices will be located on the ground floor. Midtown South-based Urbahn Architects is the architect of record. The expansion will be located at 69-20 Juno Street, likely where the school’s playground currently is. The SCA also recently filed for expansions at public schools in North Corona and Gowanus.
