375 Stuyvesant Avenue

Permits Filed for 375 Stuyvesant Avenue, Bed-Stuy, Brooklyn

Brooklyn’s Bed-Stuy doesn’t always see the best executions of infill development, but new filings for 375 Stuyvesant Avenue will hopefully provide an example for others to follow. DXA Studio applied for the permits, indicating the new building should be both innovative and attractive, and Oren Evenhar of Pinestone Greene LLC is listed as the developer. The structure will rise five floors and have 7,386 square feet of residential space, to be divided amongst seven units. With a design-minded architect and an average unit size of over 1,000 square feet, condominiums would appear likely. An existing building on the site is landmarked, though there appears to be ample room to accommodate the new structure, which has yet to be reviewed by the LPC.

401 West Street

Permits Filed for 401 West Street, West Village

Back in 2013, Curbed reported that Sandy’s damage had been sufficient to bulldoze an existing structure at 401 West Street, on the western edge of the West Village. Now, new building applications have been filed for the site by Hill West Architects, for a seven-story and 11-unit project totaling almost 15,000 square feet of residential space. That will translate into an average unit size of almost 1,400 square feet, which is almost a sure sign of condominiums. Denis Astakhov of 401 West Property Owner LLC is listed as the developer (aka Galahad Advisers).

3456 Conner Street

Permits Filed for 3456 Conner Street, Eastchester, The Bronx

Building applications have been filed for a vacant property at 3456 Conner Street, in The Bronx’s Eastchester neighborhood. The new structure will stand five stories tall, and will contain 127 hotel rooms spanning 52,305 square feet of commercial space. Raymond Chan Architects is designing the project, and Skyview Capital is listed as the developer.

1669 East 14th Street

Permits Filed for 1669 East 19th Street, Madison, Brooklyn

A few blocks east of the Kings Highway stop on the B and Q trains, new building applications have been filed for 1669 East 19th Street, just to the west of the official boundary for Brooklyn’s Madison neighborhood. The eight-story residential structure will span 19,540 square feet, which will be divided amongst 29 units, averaging under 700 square feet apiece. That means rentals are likely. Genaro Ureata of Studio Gallos is listed as the architect, and Gavriel Sakaff of Agam Development, LLC, is developing.

33 Frost Street

Permits Filed for 33 Frost Street, Williamsburg, Brooklyn

Mortar Architecture + Development has been featured several times on YIMBY, and now the firm is set to start work on another new building at 33 Frost Street, in Williamsburg. The site is about a block northwest of the BQE, and sits roughly equidistant from the Bedford and Metropolitan/Graham L Train Stops (as well as a few blocks north of the Metropolitan Av. stop on the G Train). The structure will have a total construction area of 11,740 square feet, with 9,997 square feet of residential space within that envelope, to be divided amongst 10 units. At an average size of almost 1,000 square feet, that means condominiums are possible. Mortar is both designing and developing the five-story project, and the lot is currently vacant.
