Seven-Story, 90-Unit Residential Building Proposed At 161 Bellair Place, Newark

New Jersey-based developer Rose Agency has proposed building a seven-story, 90-unit residential building at 161 Bellair Place, on the corner of Montclair Avenue in Newark’s Forest Hill section, a neighborhood located in the city’s North Ward. The project would include a parking garage on the first two floors, Jersey Digs reported. The property is currently occupied by a single-story storage facility and a commercial building. The Branch Brook Park station on the Newark Light Rail is three blocks away. The Newark Zoning Board of Adjustment, which must approve to the project for it to move forward, will be presented plans on November 10.


108-49 171st Street

Nine Two-Story, Two-Family Houses Coming To 171-05 109th Avenue, Jamaica

Brooklyn-based Regal Realty has filed applications for nine semi-detached two-story, two-family houses at 171-05 109th Avenue, located on the corner of 171st Street, just south of downtown Jamaica. The buildings will measure 2,530 square feet each, and across the entire development, the residential units should average 800 square feet apiece. There will be a total of 16 off-street parking spaces. Jeff Akerman’s Brooklyn-based architecture firm is the architect of record. The 21,148-square-foot plot is mostly vacant with the exception of a two-story house at 108-49 171st Street. Demolition permits have not been filed.


1101 Avenue M

Mixed-Use Project Planned On Newly Acquired Site At 1101 Avenue M, Midwood

Midtown South-based HH Realty Equities acquired, for $6.8 million, the single-story, 10,750-square-foot vacant commercial building at 1101 Avenue M, located on the corner of Coney Island Avenue in the heart of Midwood. The new owners plan to develop a mixed-use project with retail and residential units, Commercial Observer reported. The 10,750-square-foot site can accommodate up to 43,000 square feet of development. Neither demolition permits nor new building applications have been filed. The Avenue M stop on the Q train is five blocks away.


504 Liberty Avenue

Single-Story, 6,000-Square-Foot Manufacturing Building Planned At 504 Liberty Avenue, East New York

A Jamaica-based property owner has filed applications for a single-story, 6,000-square-foot manufacturing building at 504 Liberty Avenue, located on the corner of Van Siclen Avenue in East New York. The project will house manufacturing, office, and storage space. Jose A. Velasquez’s architectural firm, based in South Ozone Park, is the applicant of record. The 60-foot-wide, 6,000-square-foot plot is vacant. The site is located within the East New York rezoning area approved earlier this year, allowing up to 12,000 square feet of manufacturing space or 18,000 square feet of residential space to be built as-of-right on the site.

Construction Wraps On Five-Story, 165-Unit Residential Project At 267 Rogers Avenue, Crown Heights

Construction appears to be wrapping up on the five-story, 165-unit residential project under development at 267 Rogers Avenue, located between Carroll and Crown streets in western Crown Heights. The latest photos are courtesy prolific construction photographer Tectonic. The most recent building permits indicate the structure encompasses 112,256 square feet and rises a contextual 55 feet in height, not including the bulkhead.
