Permits Filed for 330 Grand Street, Lower East Side

The Lower East Side‘s gradual densification continues apace, and new building applications have now been filed for 330 Grand Street, between Orchard and Ludlow Streets. The new structure will rise six floors and total 11,000 square feet of residential space, to be divided between twelve units. At over 900 square feet apiece, that means condominiums are possible here, though rentals could also result. Martin Kapell of Think Architecture + Design is the site’s architect, Daniel Wise of 330 Grand Street LLC is listed as the developer, and permits for demolishing the existing structures, which span 330-332 Grand Street, were filed this May.


975 Liberty Avenue

Permits Filed for 975 Liberty Avenue, East New York, Brooklyn

The East New York development boom continues to gain steam, and new building applications have now been filed for a site somewhat removed from the majority of the neighborhood’s new construction, at 975 Liberty Avenue. The lot is located just to the south of Cypress Hills’ boundaries, two blocks north of the A and C trains’ Euclid Avenue stop. The construction area will measure just shy of 37,000 square feet, which will include a nine-car parking garage on the first floor, 478 square feet of commercial space, and 23,125 square feet of residential space, to be divided amongst 35 units. At an average size of 650 square feet, rentals are all but guaranteed. Vasilious Georgopolous of Panagis Georgopolous Architect PLLC is the architect of record, and Sal Mendolia of Liberty for All LLC is listed as the developer. An existing two-story structure must first be demolished.


46-21 11th Street

Reveal for 46-20 11th Street, Long Island City

YIMBY previously reported on 46-20 11th Street in Long Island City back in January, when new building applications were filed for the site with the DOB. Now, the reveal is out, thanks to The Court Square Blog, which spotted the on-site renderings yesterday. The project will rise seven floors and total 40,035 square feet of residential space, to be divided amongst 42 units, with a design by Raymond Chan Architects. 11th Street Condominiums LLC is developing, and the site’s former two-story warehouse has now been demolished, with completion is anticipated by the spring of 2019.


1330 East 17th Street Midwood

Permits Filed for 1330 East 17th Street, Midwood, Brooklyn

New building applications have been filed for a five-story and ten-unit project on an irregularly-shaped lot at 1330 East 17th Street, in Brooklyn’s Midwood neighborhood. The site is only one block east of the Q train’s Avenue M stop, and will comprise 7,276 square feet of residential space, likely translating into rental apartments with an average size of 727 square feet. Grigori Zinkevitch is the architect, and Joseph Horowitz of Lush Developers is listed as the developer. An existing two-story home must be demolished before work can begin.

One Park Tops Out at 320 Adolphus Avenue in Cliffside Park, New Jersey

Cliffside Park, New Jersey, doesn’t often see new developments, but today YIMBY has news that the neighborhood’s newest project, dubbed One Park and located at 320 Adolphus Avenue, has officially topped-out. The photos come from a tipster, and the building stands 14 floors tall, containing 204 condominiums within its imminently-glassy envelope. Architectura is the architect, and DMG Investments is the developer, with completion expected by next fall.
