The BKSK Architects-designed, Related-developed project at 456 Washington Street, in northwestern TriBeCa, is nearing the finish line. Listings launched this morning, and now we have exclusive new renderings of its amenities.
The New York City landmarks law was signed 50 years ago this year. So, what better time to talk about some of its successes? Plenty of great structures, such as the Empire State Building, completed in 1931 as a multi-tenant office building, are easy to keep relevant and functioning. Others, however, become obsolete and can no longer perform their originally intended purpose. That’s where adaptive reuse comes in. If you haven’t heard the term, it’s when an old structure is adapted for a new use. It’s often how we are saving our great city.
This past summer, the 11-story, six-unit condominium project at 25 Great Jones Street/22 Bond Street, in NoHo, received construction financing, and now work is underway, EV Grieve reports. The 14-story structure – what was once a stalled-out hotel project – is currently being horizontally expanded to sit flush with Great Jones’ street wall. Floors 12 through 14 will eventually be removed, but that demolition work has not yet begun. Although the block-thru development fronts Great Jones, BKSK Architects designed a four-story steel façade for Bond Street. Second Development Services and Richport Group are developing.
Yesterday was a busy day for building permits on the Upper West Side, where very little new construction happens thanks to a combination of landmarking and restrictive zoning. AvalonBay Communities filed plans for a 33-story tower at the site of the former American Bible Society Headquarters near Columbus Circle, and a small developer submitted applications for an eight-story condo building at 466 Columbus Avenue, between West 82nd and 83rd Streets.
SoHo’s One Vandam topped out over a year ago, but now looks like a building nearing the finish line. Quinlan Development’s 160-foot-tall mixed-use building has cladding on its façade, as seen in photos posted by Tectonic. The building will 25 residential units spread across 60,642 square feet, making for a spacious average size of about 2,425 square feet. The 14-story building will also have 8,640 square feet of commercial space. BKSK Architects designed the building.
