Mayor Proposes Transforming Governors Island Into Year-Round Mixed-Use Community

In Mayor Bill de Blasio’s State of the City speech given last Thursday, a significant mixed-use development initiative was proposed that would transform Governors Island, which measures 172 acres in the Upper Bay just off the southern tip of Manhattan, into a year-round community. According to Politico New York, the car-free island has 900,000 square feet of development potential on 33 acres, and the mayor is seeking to utilize it to build cultural, educational, and commercial properties. The project will be handed over to the Trust For Governors Island and a Request for Proposals (RFP) should be launched later this year. Construction could begin as soon as 2019, although the Hills, a 10-acre man-made park designed by West 8, is slated to open this summer. The National Park Service oversees two 19th century forts (22 acres) on the island and roughly 92 acres on the historic northern end is a U.S. National Historic Landmark.

Commercial Renovation Underway At Brooklyn Navy Yard’s 16-Story, One-Million Square-Foot Building 77

Back in July, details were revealed of the planned renovation of Brooklyn Navy Yard’s Building 77 — a 16-story, one million-square-foot industrial building — and now Brownstoner reports work is well underway. Retail space is planned on the ground floor, along with a 60,000 square-foot public food hall, and the floors above will be leased to commercial and manufacturing tenants. Beyer Blinder Belle and Marvel Architects are designing the city-funded project, which is expected to open for business in the second half of 2016.

16-Story Building 77 Receiving Top-Down Renovation With Retail Space, Brooklyn Navy Yard

Marvel Architects is designing a 60,000 square-foot food court, with a number of retail storefronts, on the ground floor of Building 77, in the Brooklyn Navy Yard, according to Crain’s. The 16-story, one million-square-foot structure is being completely renovated to accommodate modern manufacturing/office tenants; Shiel Medical Laboratory is already expected to take 240,000 square feet. Opening is scheduled for the second half of 2016.
