Clifton, N.J.-based BuildPro Construction is proposing a four-story, nine-unit mixed-use project at 712 Grand Street, located in Jersey City’s Bergen-Lafayette section. It will contain 500 square feet of commercial space and a 1,296-square-foot parking garage on the ground floor, followed by nine market-rate rental apartments on the floors above. A five-year tax exemption has already been granted by the city, Jersey Digs reported. A construction timeline has not been revealed at this time.

Seven-Story, 20-Unit Residential Building Planned at 325 Pine Street, Jersey City

TriBeCa-based Opis Partners is planning to develop a seven-story, 20-unit residential building at 325 Pine Street, in the Bergen-Lafayette section of Jersey City. The project will feature rental apartments, ranging from one- to three-bedrooms, Jersey Digs reported. The Jersey City Redevelopment Agency (JCRA) selected Opis as the developer last August. In October, the city’s Planning Board approved the project, which required a height variance. The development site, spanning 323-325 Pine Street, consists of two three-story, multi-family townhouses. A construction timeline has not been revealed, although the first step would be to demolish the existing structures.


747 Grand Street

Construction Underway on Five-Story, 36-Unit Residential Building at 747 Grand Street, Jersey City

Construction is well underway on a five-story, 36-unit residential project at 747 Grand Street, located on the corner of Harmon Street and Arlington Avenue in the Bergen-Lafayette section of Jersey City, N.J. The apartments will be market-rate rentals, Jersey Digs reported, with either one- or two-bedroom configurations, ranging from 700 square feet to 900 square feet. The project also features a 29-car parking garage. Paramus, N.J.-based West of Hudson Properties is developing the project, dubbed Grand Parc Residences. Construction began late last year and completion can likely be expected around 2018.


342 Johnston Avenue

Eight-Story, 55-Unit Mixed-Use Building Proposed at 342 Johnston Avenue, Jersey City

RUC Holdings has proposed an eight-story, 55-unit mixed-use building at 342 Johnston Avenue, located on the corner of Whiton Street in the Bergen-Lafayette section of Jersey City. The project will also have ground-floor retail space and 13 off-street parking spaces. There will be 55 apartments, of which 15 percent, or eight units, would be set aside as affordable housing, Jersey Digs reported. It wasn’t disclosed if the market-rate apartments were rentals or condominiums. The corner site is occupied by a small, single-story commercial building. The city’s Planning Board must approve the project for it to proceed.
