An anonymous Great Neck, N.Y.-based LLC has filed applications for a four-story, eight-unit residential project at 1817 University Avenue, in the West Bronx’s Morris Heights section. The new building will measure 8,666 square feet and its residential units should average a family-sized 912 square feet apiece. One of the units on the fourth floor will also feature space in an upper penthouse level. Mohammad R. Badaly’s Mount Vernon, N.Y.-based architecture firm is the architect of record. The 25-foot-wide, 2,651-square-foot lot is vacant.

An anonymous Brooklyn-based LLC has filed applications for two four-story, 10-unit residential buildings at 1030-1032 Revered James A. Polite Avenue, in Longwood. The structures will measure 7,590 square feet and 8,910 square feet, respectively. Across both, the residential units should average 663 square feet apiece, indicative of rental apartments. There will be an outdoor recreational space behind each building. Mohammad R. Badaly’s Mount Vernon, N.Y.-based Badaly Architects is the architect of record. The 50-foot-wide plot is currently occupied by a two-and-a-half-story house. Demolition permits were filed earlier this month. The Intervale Avenue stop on the 2 and 5 trains is two blocks away.

The loss of the 421-a tax abatement has certainly hurt development in the Bronx, but a few determined builders are still venturing out to parts of the borough where new construction is rare. Chelsea-based developer Kim Tasher has filed plans for a five-story residential and medical building at 1144 Evergreen Avenue, in the southeast Bronx neighborhood of Soundview.

Property owner Egris Haxhari has filed applications for a four-story, 16-unit residential building at 2953 Barnes Avenue, in Allerton, located four blocks from the Burke Avenue stop on the 2 and 5 trains. The structure will encompass 12,927 square feet, and its residential units should average 687 square feet apiece, indicative of rental apartments. Amenities will include off-street parking for eight cars, storage space for eight bikes, laundry facilities, and a 400-square-foot outdoor recreational area. Mohammad R. Badaly’s Mount Vernon, N.Y.-based Badaly Architects is the architect of record. The 50-foot-wide, 5,000-square-foot lot was occupied by a two-story house until it was demolished in March.
