Property owner Yaniv Zohar, doing business as an anonymous Kew Gardens-based LLC, has filed applications for four three-story, three-unit residential buildings at 3217-3223 Pearsall Avenue, in the East Bronx’s Allerton section. The buildings will measure between 3,640 square feet and 3,845 square feet. Across the entire project, the full-floor residential units should average a family-sized 1,013 square feet apiece. There will be a total of 10 off-street parking spaces. Arnold Montag’s Great Neck, N.Y.-based AM/PM Design & Consulting is the architect of record. The 100-foot-wide, 10,000-square-foot property is currently occupied by a single-story house. Demolition permits were filed in June. The Gun Hill Road stop on the 5 train is seven blocks away.

Elad Ben-Kimon, doing business as a Brooklyn-based LLC, has filed applications for a four-story, two-family residential building at 168 Monroe Street, in western Bedford-Stuyvesant, located seven blocks north of the Nostrand Avenue stop on the A/C trains. The new building will measure 3,900 square feet in total. One unit would be located on the ground-floor/basement level, and the second unit would span the second through fourth floors in a townhouse-style fashion. This past summer, DNAinfo reported that the dilapidated two-story church at 215 West 122nd Street in Harlem was going to be demolished, and now applications have been filed for the site’s replacement. Yaniv Zohar has filed for a six-story, six-unit residential building measuring a total 8,881 square feet. The full-floor units will likely be condos, averaging 1,480 square feet apiece. The top-floor unit will also feature a seventh-floor penthouse. Arnold Montag’s Great Neck-based AM/PM Design & Consulting is the architect of record.
