The future 15-story residential building at 41-32 27th Street, called Steel Haus, has reached street level. The narrow building will sit upon an irregularly shaped plot on the northern fringe of the booming Court Square district, north of Queens Plaza. The 46-unit project, developed by the Hakimian Organization, will join a dense block of residential and office mid- and high-rises that have replaced a district of crumbling commercial properties over the past ten years. Foundation Work Complete at Site of 15-Story, 43-Unit Residential Project, 41-32 27th Street, Long Island City

Back in March, renderings were revealed of the 15-story, 43-unit residential building under development at 41-32 27th Street, in the Queens Plaza section of Long Island City. Now, foundation work is nearly complete, The Court Square Blog reports, which means the structure can begin rising above street level. The new building, dubbed Steel Haus, will encompass 43,808 square feet upon completion. Its residential units, which will be rental apartments, should average 800 square feet apiece. Amenities include a fitness center, storage space for 23 bikes, private residential storage, and a rooftop recreational area. The Hakimian Organization is the developer, with ARC Architecture + Design Studio serving as the architect. David Howell Design is in charge of designing the interiors. Completion is expected in early 2017.

Back in October of 2015, schematic drawings surfaced for the planned 15-story, 43-unit residential project at 41-32 27th Street, in the Queens Plaza section of Long Island City. A rendering of the new 43,808-square-foot building is now available, and Commercial Observer is reporting the developer, Hakimian Organization, has secured $15.5 million in construction financing. The residential units will be rental apartments and should average 800 square feet apiece. Amenities include private storage spaces, storage for 23 bikes in the cellar, a gym, and 1,131 square feet of rooftop recreational space. Robert Bianchini’s Forest Hills-based ARC Architecture + Design Studio is the architect of record, and David Howell Design is responsible for the interiors. Construction is underway and completion is expected in early 2017.

Late last year, YIMBY reported on applications for a 15-story hotel at 41-32 27th Street, in Long Island City, and since then, filings have been amended to instead build a 46-unit apartment building. Today, the site has been cleared of its two-story predecessor and almost completely excavated, per The Court Square Blog. The new building will measure 34,409 square feet, which means units will average 748 square feet apiece. A 1,131 square-foot outdoor space is also planned on the roof. Arc Architecture + Design Studio is designing, and completion is expected in early 2017.
