But now, savvy affordable and market-rate developers are training their gaze on Mount Hope and Tremont.
It’s been a few years since the city’s Economic Development Corporation announced plans to develop a 700-unit underground parking garage on Willoughby Street in Downtown Brooklyn and create a one-acre green space on top. Now, the park, Willoughby Square, is one step closer to reality, as the city prepares to demolish an office building at 217 Duffield Street, between Willoughby and Fulton streets. Avery Hall Investments is developing upscale apartments all over brownstone Brooklyn, and their latest project is headed to 145 President Street, in Carroll Gardens. The East Village-based builder filed new building applications for the project yesterday, and YIMBY spotted this rendering of it on their website.
New construction is coming to the rather desolate area near rail yards in eastern Mott Haven, in the South Bronx. Prolific affordable builder Radson Development is planning a 13-story affordable apartment building at 869 East 147th Street, between Timson and Austin places.
Prime Rok Real Estate and Greystone Development purchased the eight-story, Beaux-Arts building at 164 West 74th Street for $26.8 million in February from drug and alcohol rehab nonprofit Phoenix House. Now, the two companies are converting the building, between Columbus and Amsterdam avenues in the Upper West Side/Central Park West Historic District, into condos.
