The affordable housing lottery has launched for 1104 Bedford Avenue, a six-story mixed-use building in Bedford-Stuyvesant, Brooklyn. Designed by Studio Gallos, the structure yields ten residences and 519 square feet of ground-floor commercial space. Available on NYC Housing Connect are ten units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $50,160 to $156,130.

Residences come equipped with air conditioning, dishwashers, split unit heating and cooling, name-brand kitchen countertops, appliances, and finishes, intercommunication device, hardwood floors, and energy-efficient appliances. Amenities include virtual doorman, pet-friendly policies, shared laundry room, package room, bike storage lockers, recreational room, and an outdoor terrace. Tenants are responsible for electricity, which includes heat, hot water, and stove.

At 80 percent of the AMI, there are two studios with a monthly rent of $1,463 for incomes ranging from $50,160 to $85,440; three one-bedrooms with a monthly rent of $1,557 for incomes ranging from $53,383 to $96,080; and one two-bedroom with a monthly rent of $1,852 for incomes ranging from $63,498 to $115,280.

At 130 percent of the AMI, there is one studio with a monthly rent of $2,000 for incomes ranging from $68,572 to $138,840 and three one-bedrooms with a monthly rent of $2,350 for incomes ranging from $80,572 to $156,130.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 26, 2022.
