Permits have been filed for a 21-story mixed-use building at 6128 8th Avenue in Sunset Park, Brooklyn. Located between 61st and 64th Streets, the lot is steps from the 8th Avenue subway station, serviced by the N train. Joel Werczberger of Watermark is listed as the owner behind the applications.

The proposed 255-foot-tall development will yield 76,754 square feet designated for residential space and an undisclosed square footage for commercial space. The building will have 113 residences, most likely rentals based on the average unit scope of 679 square feet. The concrete-based structure will also have a cellar, a 35-foot-long front yard, seven enclosed parking spaces, and 293 open parking spaces.

ND Architecture & Design is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. That is a massive development right near the heart of Sunset Park. I assume they’re somehow doing this as-of-right? Hopefully this will herald the arrival of even greater density for the area, which still has lots of potential and such a vibrant community and great street life. Love it.

I would complain about the parking, but judging from how underbuilt this proposal will be (0.5 FAR out of 3.6 FAR allowed) I expected this is a phased project and they will be proposing several other buildings of similar size for this site in the future. It seems like the surface parking is keeping the existing use for the vacant land until they get around to developing it.

    • Was going to say… either that, or there is a huge commercial component.

      • Well, they are saying its a 21 floor structure, but the 113 residences are on the first 10 floors with nothing entered for the top half the building.
