2 Bryant Park’s Renovation Nears Completion in Midtown, Manhattan

Work is wrapping up on Two Bryant Park, a 15-story commercial building at 1100 Avenue of the Americas in Midtown, Manhattan. Designed by MdeAS Architects and developed by Brookfield Properties in [partnership with The Swig Company, the project involves the replacement of the dark mid-century façade with a modern glass curtain wall, renovation of the building’s 386,190 square feet of interiors, and a revamped public plaza. AECOM Tishman is the general contractor for the property, which is located on Sixth Avenue between West 42nd and 43rd Streets, directly across from Bryant Park.

At the time of our last update in December, the sidewalk scaffolding had recently been dismantled, revealing the new retail frontage. Since then, the construction elevator has been removed from the northern elevation and work has shifted to the public plaza on the northwest corner of the plot.

A separate corner structure by the intersection of Sixth Avenue and West 43rd Street remains covered in scaffolding and boards. Renderings show this will hold a small commercial space.

The building will feature a new rooftop terrace overlooking Bryant Park featuring views of the Empire State Building and the American Radiator Building to the south, the New York Public Library to the east, and Central Park to the north.

Brookfield Properties’ website features several renderings of the upcoming northern plaza space with the 14,000-square-foot retail component, which is being marketed by JLL and remains un-leased. Floor-to-ceiling glass panels will frame the main lobby, which cuts directly through the edifice and provides views of Bryant Park from West 43rd Street. This is illustrated in the first rendering below.

  2. This poor building was recruited to the glass boxes.

  3. So bizarre. It’s beyond me how every single economic analysis didnt lead to the obvious conclusion that the site was more valuable for a new trophy tower.

    • Totally agree! The is actually better than the old design, but still very mediocre.

    • The plaza on the north side belongs to the Grace tower, which used the accompanying air rights a long time ago. I doubt there are unused rights for this property to go much higher.

    • That was Bank of America’s decision. They wanted the building for themselves to create a campus with their offices across the avenue. They didn’t need a whole new tower.

  4. Once HBO’s Headquarters Building with a great screening room on the top floor.
    Now another glass box that needs something more.

  5. Opening the north side onto the Grace building plaza is a huge improvement over the blank wall that was there before.

  7. Not every building can be artistically designed; this is a solid update. This intersection already has enough with Grace, BoA and Bryant Park all on it!
