YIMBY Scopes Views From 30 East 31st Street in NoMad, Manhattan

YIMBY went on a tour of 30 East 31st Street, a 39-story residential tower nearing completion in NoMad. Designed by Morris Adjmi Architects and developed by Ekstein Development and Pinnacle Real Estate, the 479-foot-tall reinforced concrete structure yields 70,000 square feet and 42 units. Sales for the homes are being handled by Reuveni Real Estate and average 1,700 square feet. The most affordable unit is a two-bedroom, 2.5-bathroom home measuring 1,677 square feet for $2,375,000, and the most expensive is a three-bedroom, 3.5-bathroom penthouse residence spanning 3,354 square feet for $9,995,000. 30 East 31st Street is located between Madison Avenue and Park Avenue South.

The most striking view is undoubtedly looking north at three New York City landmarks: the nearby Empire State Building, Kohn Pedersen Fox’s One Vanderbilt, and the Chrysler Building. To the south is Madison Square Park with the Flatiron Building, One World Trade Center further south in Lower Manhattan, the Downtown Brooklyn skyline, and Jersey City across the Hudson River. To the west are the rising Hudson Yards and Manhattan West complexes.

Amenities at 30 East 31st Street include a basement for private storage, bicycle storage, and a laundry room for residents. On the ground floor is a residential banquet hall that will also act as lounge adjacent to a landscaped viewing garden, a private catering kitchen, and dining room. There is also a fitness center located on the second level with an attached terrace and garden. Floors two through eight house two one-bedroom units each, followed by full-floor two-bedroom residences from the ninth through the 37th floors. On the 38th and 39th floors is the exclusive three-bedroom, three-and-a-half bathroom duplex penthouse. On these floors, the views are framed by the diagonal columns and both triangular and trapezoidal windows.

Remaining work on 30 Est 31st Street should conclude by the end of the year.

  2. It’s not bad, but note that the main attraction of this building is its views of older, better buildings. I’ve asked this here before, but why is nothing from this century anywhere near as good as the ESB?

    • Personally I think equally stunning are are One Vanderbilt and One World Trade. And the Commodore Project will add to the northern views.

      1 Vandy, 111 West 57th, 1WTC (though ESB is definitely better), and if we consider upcoming buildings than 175 Park is definitely better than ESB>

  3. Wondering when bike “storage” is bike parking. Hopefully this building has the more modern version
