Exterior work is wrapping up on 1245 Broadway, a 23-story commercial building in NoMad. Designed by Skidmore Owings & Merrill and developed by GDSNY and Sweden-based Klövern AB, the 318-foot-tall, LEED Gold structure will yield 200,000 square feet of office space with leasing handled by CBRE. StructureTech NY and Triton Construction are building the Midtown, Manhattan project, which stands at the corner of West 31st Street and Broadway.

Since our last update in June, the construction elevator has been dismantled from the eastern elevation, revealing the final profile of the massing with its tiered setbacks.

The architecturally finished concrete exterior and grid of large floor-to-ceiling windows are substantially completed and in place. Only a handful of windows and the ground floor behind the sidewalk scaffolding remain to be finished, and interiors should be well underway.

1245 Broadway will feature a range of amenities including a private tenant lounge with skylights, private phone booths, a fireplace, communal work areas, and a beverage station. It was also previously reported that celebrity chef Matthew Kenney has signed a lease for a 7,900-square-foot restaurant on the lower levels of the office complex. His upcoming plant-based establishment is expected to serve fine dining with a brasserie-style menu and offer full-service in-office catering for tenants, and take-out availability. In recent news, Academy Award-winning film studio a24 is the newest tenant to sign on, with a 15-year lease to occupy 41,000 square feet over four floors when they move in during the latter half of next year.

The 34th Street-Herald Square subway stop is the most convenient station by 1245 Broadway with access to the B, D, F, M, N, Q, R, W, and PATH trains, while a little further to the west is Penn Station with access to the 1, 2, 3, A, C, and E trains and the Long Island Railroad, NJ Transit, and Amtrak.

The developers of 1245 Broadway are aiming for LEED Silver certification, and it’s estimated that the building could be completed in early 2022.

You could say that the thicker cantilever horizontal bands are true to the structure, but it just clashes with the slender window grids and makes the whole building a bit of a mess.

Grid of large floor-to-ceiling windows, and its tiered setbacks. Prominent mixed beautiful exterior, and interiors should be well underway: Thanks to Michael Young.

  3. It’s SOM, so of course it’s really high quality and premium. However, the building doesn’t look quite right with all of the different cantilevers and angles, yet the facade somehow looks pretty good. It just has a very strange and alien feel to it that I’m not sure I really like.

  4. For those who really like Jenga, I would say this building does a much better job of fitting in with its neighbors.

  5. It seems there’s a subtle art to stacking these boxes. I like how it looks from across Broadway, as in the first picture, but from across 31st Street, not so much.

  6. Too much scaffolding in NYC. More all the time. Need some time limits enforced. Happy All Hallows.

  7. I think it’s the best of the new buildings on this stretch of Broadway.
