The affordable housing lottery has launched for 111 Varick Street, a 30-story residential building in Hudson Square, Manhattan. Designed by S9 Architecture with interiors by Chris Shao Studio and developed by Extended, the structure yields 100 residences in a mix of studio, one-, and two-bedroom layouts. Available on NYC Housing Connect are 30 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $48,343 to $167,570.

Amenities include an on-site resident manager, pet-friendly policies, bike and tenant storage, and a garage with automated parking and electric car charging stations. There is also a fitness center, meditation and yoga room, conference room, club lounge, billiards table, dining room with adjacent demonstration kitchen, children’s playroom, and private media center. Residents will also have access to a landscaped rooftop terrace with a grilling station, dining table, and jumbo screening area. Units include name-brand appliances and finishes, hardwood floors, and private outdoor balconies or patios.

At 70 percent of the AMI, there are seven studios with a monthly rent of $1,224 for incomes ranging from $48,343 to $66,850 and three one-bedrooms with a monthly rent of $1,313 for incomes ranging from $53,966 to $75,180.

At 80 percent of the AMI, there are nine one-bedrooms with a monthly rent of $1,509 for incomes ranging from $60,686 to $85,920 and six two-bedrooms with a monthly rent of $1,820 for incomes ranging from $72,995 to $103,120.

At 130 percent of the AMI, there is one studio with a monthly rent of $2,514 for incomes ranging from $86,195 to $124,150, three one-bedrooms with a monthly rent of $2,689 for incomes ranging from $92,195 to $139,620, and one two-bedroom with a monthly rent of $3,219 for incomes ranging from $110,366 to $167,570.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 23, 2021.
