2505 Broadway’s Brick Façade Continues Installation on Manhattan’s Upper West Side

Sales have officially launched for Adam America Real Estate‘s 2505 Broadway, a new 19-story residential building located on Manhattan’s Upper West Side. The 75,000-square-foot building is designed by ODA and is situated by the corner of Broadway and West 93rd Street. There will be a total of 44 one to four+ bedroom residences, all cleverly oriented to capture the very best lighting while maximizing living space. Many residences also feature private outdoor terraces. Ariel Tirosh along with Douglas Elliman Development Marketing are the exclusive sales and marketing agents for the project.

Since YIMBY’s last construction update, the topped-out building continues to make progress around the façade. More of the custom hand-molded bricks have gone up around the windows and setbacks across the eastern elevation of the building. The upper floors of the reinforced concrete edifice are currently awaiting the brick facade installation. The lower half of the façade already presents itself with its handsome textured brick fenestration that goes around numerous multi-story stacks of floor-to-ceiling windows framed by black mullions. Meanwhile, the team has installed a banner on some of the lower floors featuring the tagline “Born of the Upper West Side “ and a custom illustration depicting two women pushing baby carriages.

The photographs take a closer look at the detail of the hand craftsmanship for the brick work and how they elegantly bend and curve inwards to meet the window frames. This creates a subtle depth to the entire facade that pays homage to the classic architecture of the Upper West Side while also distinguishing the residential property from ODA’s other designs that have an emphasis for rigid geometry and abstract shapes. 2505 Broadway graciously utilizes upper setbacks that make way for private outdoor terraces and more traditional building materials that contextually relate with the surrounding vicinity and streetscape.

Aside from the range of one- to four-bedroom layouts, there will be two townhouse-like duplex residences and a four-bedroom penthouse with its own private rooftop terrace offering views of the Hudson River and George Washington Bridge. Each residential floor shares either one or two other residences. Residential amenities include a state-of-the-art gym with adjacent flexible space used as a sports court and converts into a movie theater, a children’s playroom, pet spa, residents’ lounge, and an outdoor terrace with kitchens and dining areas overlooking the Hudson River.

    Wow, the custom brick is stunning. I hope the developer will store a bunch of extra bricks in the basement for when some will need replacing in the coming years. Some post-war brick buildings look like a mismatched patchwork after water damage repairs.

  3. This is a beautiful project. High-marks to ODA, and to the developer for hiring a really good architect (instead of ismael leyva or gene kaufmann).

  4. When will Broadway in the 100’s start to get some new developments?

  5. This is one of the nicer of about a 1/2 dozen similar buildings either recently completed or under way in the neighborhood. All primarily appeal to upper income families.
    One’s on 87th street, highlighted here about a month ago. It’s been up for 2 years, and it isn’t selling. The one on 95th street, also completed in 2019, shows about 15 of 38 units sold. This one, plus one on 93rd East of B’way, one on B’way at 91st, and the one highlighted yesterday on B’way at 96th, will all be finished in the near future.

    The story here isn’t the quality of each building. The story is that there’s a clear oversupply of similar construction aimed at a similar market, with a predictable result in the offing.
