Renderings from Fischer + Makooi Architects reveal a new mixed-use residential property at 133 Beach 116th Street in Rockaway Park, Queens. The asymmetrical, bifurcated structure comprises two vertical volumes split down the middle by private outdoor spaces associated with the residential component.

The property spans a full block with frontage along Beach 116th and Beach 117th Streets. Building A faces Beach 116th Street and will top out at eight stories. The ground floor of the building primarily houses the development’s retail component. The ground-floor retail allotment measures approximately 17,000 square feet and will be divided into six adjacent suites. Residential area is positioned above on floors two through eight.

Building B faces Beach 117th Street and exclusively comprises townhouse-style units with private yards and large balconies.

Together, the property will comprise over 150,000 square feet of floor area.

The residential component accounts for just over 116,600 square feet with a total of 86 units. Considering these measurements, the average home will measure 1,356 square feet. The majority of the units will offer private outdoor space ranging from modest balconies to mid-size terraces and large private yards.

The architectural drawings also reveal an on-site parking garage designed to accommodate 73 vehicles and walled-off area for bicycle storage. Additional amenities include general storage areas for residential use, an exercise room, and a roof deck perched above the eight-story volume.

Before construction can begin, the Department of City Planning must approve proposed zoning text amendments to permit an increase in commercial density. This specifically refers to the six retail suites located on the ground floor.

Construction is expected to last about six months. Occupancy could begin as soon as 2022.

    Will this be modular construction?

    • Google streetview shows the building is almost complete. I think they are reporting on a change of use for the ground floor.

        Streetview shows a very different building. I’ve checked both streets twice and wonder if this address is wrong.
        It’s a nice design.
