102 Charlton Street Glass Façade Nears Completion in Hudson Square, Manhattan

Exterior work is approaching completion on 102 Charlton Street, a 21-story, 210-foot-tall residential building in Hudson Square. The 59,323-square-foot project is designed by Ismael Leyva Architects and is being developed by Lalezarian Properties, which purchased the property in 2010 for $4 million. The 61-unit building is located between Greenwich Street and Hudson Street and features a dramatic cantilever that completely overhangs the roof of the abutting low-rise residential structure.

Recent photos show the progress on the glass curtain wall since YIMBY’s last update in late October, when the envelope was approaching the sloped crown. Now, almost the entirety of the exterior has been enclosed in the blue-hued paneling. The western profile features a mix of gray panels etched with parallel horizontal lines that denote the location of the floor plates and additional vertical slits dividing the flat surface even further.

Meanwhile the exterior hoist that was once attached to the center line of the southern wall has been taken down, leaving a strip to be enclosed in the glass façade. The series of stacked balconies facing Lower Manhattan are also now in progress, with parts of the railings bolted to the protruding floors. We can see that the interiors have rounded columns around the corners that sit behind the curtain wall.

102 Charlton Street will feature house two units per floor from the second through the sixth stories. The seventh story will accommodate three units, followed by four to five units on the eighth through the 16th floors. The remaining five levels are full-floor residences. Residential amenities include recreation space, a shared outdoor roof deck, and bicycle storage in the cellar.

No official completion date has been announced, though based on the pace of construction, work will likely wrap up before the end of this year.
