Proposals from DXA Studio reveal updated renderings for a new five-story townhouse development at 110 West 88th Street on Manhattan’s Upper West Side. Located near Columbus Avenue, the undeveloped lot is wedged between a five-story condominium building and a row of three-story single-family townhouses.

The property’s location in the Central Park West Historic District will require a certificate of appropriateness from the Landmarks Preservation Commission (LPC) before construction can break ground. That considered, the LPC formerly approved plans to construct a 4,778-square-foot, six-story structure with a pale limestone façade, an oversized bay window and stoop entrance along 88th Street, and private outdoor spaces facing both the front and the rear of the building.

The updated renderings illustrate modifications to the texture of the limestone façade and 88th Street elevation. Changes to the exterior include shallow stations in the envelope and a slightly darker composition, replacement of the bay window with an oversized recessed opening, relocated downlights, modified planters, and demurred window sills.

Proposed floor plans include a large cellar with wine storage and a recreation room, outdoor terraces at the second and fifth floors, four bedrooms including a full-floor master suite, and a small rear garden.

Overall, these alterations are not a grand departure from previous proposals and are expected to pass LPC scrutiny.

As an added bonus, the buyer will have access to the amenity facilities of the neighboring condo building including a fully furnished gym, roof deck, and children’s playroom. This is likely only possible because the developer, Sonny Bazbaz, owns both the multifamily building and the neighboring vacant lot.

The property was most recently listed by local real estate agency Leslie J. Garfield for $2.5 million and was acquired by unknown buyer.

In an unusual scenario, Bazbaz intended to extend the multifamily property through 110 West 88th Street, but those plans never came to fruition. A public hearing for the new project took place on Tuesday, January 19, but the LPC has not publicly issued its findings.

  2. Well, I think that I’ve seen worse, more inappropriate buildings.

  3. The original design was far superior, but those floorplans are total crap, why would you put the master bedroom facing the street (also North) and not on the other side looking over the backyard, the terrace, and the southern exposure…all that light will be wasted on a bathroom.

    The stairway is pretty but a colossal waste of space in such a narrow lot, and an elevator? another waste of space and maintenance disaster. Put in a dumbwaiter instead…

    Finally, having to walk up a flight of stairs just to get to the family room? The eventual owners will so quickly grow tired of this layout it will go back on the market in no time. This is all for show, not for living.

  4. A townhouse? Ok. Well, it definitely looks nice! Let’s see what the LPC says about it. I think they’re probably going to be very picky about it, as usual.
