The Charlotte’s Curtain Wall Continues Assembly at 25 Columbus Drive in Jersey City

25 Columbus Drive, aka Haus25, designed by Elkus Manfredi Architects.

Curtain wall work is continuing on The Charlotte, a 626-foot-tall mixed-use skyscraper at 25 Columbus Drive in Jersey City and number 24 on our construction countdown. Designed by Elkus Manfredi Architects for Mack-Cali’s Roseland Residential Trust, the 57-story tower will yield 750 units with interiors designed by Fogarty Finger. Melillo + Bauer Associates is the landscape architect, DeSimone Consulting Engineers is the structural engineer, AMA Consulting Engineers is the mechanical engineer, and KSS Architects is the designer of the school that will be located in the podium.

The dark-tinted floor-to-ceiling glass and white metal panels are steadily making their way up the reinforced concrete superstructure. We should likely see the envelope reach the roof parapet in the coming months. The white paneling features a subtly angled composition, giving the façade a bit of texture.

The Charlotte will yield 244 studios, 249 one-bedrooms, 224 two-bedrooms, and 33 three-bedrooms. Thirty-seven of the units will be designated as affordable housing. Amenities include an outdoor swimming pool, dining and lounge areas, a children’s playground, an open-air space for outdoor fitness equipment, and a spacious green lawn. All the amenities will be located atop the multi-story concrete parking structure along Montgomery Street. This sits on the southern end of the complex and will eventually be enclosed in a decorative screen, as seen in the rendering below.

  1. This is definitely one of the greatest buildings being built in the New York City area. With a plaza, school, parking garage, and a beautiful tower, The Charlotte is just absolutely spectacular.

  3. I wish they would have just done the whole thing in either the white or dark grey exterior. It looks odd with both.

  5. I feel sorry for the people in the existing building whose balconies now face a parking garage. No doubt it will affect their property values.

  6. This is an awesome project. Replacing a surface parking lot from an outdated building with a sleek and beautiful high rise. Hope to see more of this on nearby lots in JC!
