Construction Imminent on Melrose North, an Affordable Housing Development in Morrisania

Construction is expected to begin in January on Melrose North, a residential development that will bring 171 units of supportive and affordable housing to 925 Courtlandt Avenue in South Bronx’s Morrisania neighborhood. In a partnership between developer Bronx Pro Group and the New York City Housing Authority (NYCHA), the $92 million project will be built on a vacant NYCHA waste facility site.

As reported by Real Estate Weekly, 103 units will be set aside for homeless households and the remaining 67 units will go to households earning at or below 80 percent of area median income. Supportive housing units will be set aside for individuals and households that are homeless, victims of domestic violence, or suffering from substance abuse or mental health disorders. Seventeen units will be reserved for NYCHA residents.

Curtis + Ginsberg Architects is responsible for the design of the 12-story building, which will include 51 studio apartments, 53 one-bedroom apartments, 55 two-bedroom apartments, and 11 three-bedroom apartments. There will be one additional unit for a live-in superintendent. Residential amenities include a community room, an outdoor gym, a computer room, a shared laundry room, a play area, a community garden, and a sun terrace on the 11th floor.

According to renderings, the masonry façade will be segmented by different shades of gray. The structure’s flat parapet will be used for solar panels, as part of the initiative to have Melrose North meet Passive House standards. Green trimming will mark the commercial and community facility spaces on the ground floor as well as as the roof level of the edifice. Nonprofit Services for the UnderServed will have space on the ground floor of the building, along with a youth arts education facility operated by the DreamYard Project and a permanent waste facility for the Morrisania NYCHA development.

Construction will include an ADA-accessible ramp open to the public for the northbound Metro-North station and a new trash facility in Melrose North.

  1. Either its a missed opportunity to have incorporated a new Melrose Station headhouse or with that blank wall facing the tracks they are anticipating an aor rights development in the future. Also I’m a YIMBY loyal follower, where can I get application?? :]

  2. This neighborhood is getting flooded with supportive housing. One of the positives about Morrisanaia/Melrose was the mixed incomes in the neighborhood as compared to the Hub at 149th Street which is basically a no-go zone. I am worried Morrissania is headed in that direction.

    • Have u been to 149th st within the last yr? The area is teeming with growth. Yuppies r gonna love it. 25 minutes to 42nd st. 10 minutes to 125th and thus westchrster on metronorth.

      U gumps — the bronx is the last battle ground.

  6. Yeah, it would have been nicer if they incorporated a proper headhouse for Melrose Station, instead of just an entrance and sign. But this is a nice improvement, and hopefully the air rights above the Metro North tracks will eventually be sold, covered and redeveloped.

  8. I have been filling out for these apartments relentlessly for a few years now. I have to say I have never got picked. However, just recently I was chosen for the building on 125st from the state building but in the email I was told I don’t qualify for the 80% median when in fact the application had 60% median as well, in which I qualified. I immediately responded to the email and stated clearly i qualified for the 60% median why would you think my salary warranted the 70? They never responded to my email. I believe these apartments are not giving out fairly.
