52-03 Center Boulevard Nears Topping Out in Hunters Point South, Queens

Construction is nearing topping out on 52-03 Center Boulevard, a 587-foot-tall mixed-use skyscraper in Hunters PointQueens, and number 26 on our countdown of the tallest buildings under construction in New York. Designed by ODA Architecture with SLCE Architects as the architect of record, the 56-story tower is the taller of the two structures in TF Cornerstone‘s Hunters Point South development. The building stands just to the north of its 46-story, 475-foot-tall sibling at 52-41 Center Boulevard, and the pair will bring a total of 1,194 residential units to the East River waterfront. Of these, 719 will be designated for affordable housing.

Recent photos show the substantial progress that has occurred on the building since our last update in early August, when construction stood roughly at the height that the envelope has reached today. The cohesive curtain wall of glass, white mullions, and gray metal paneling is steadily being assembled on both towers, with 52-41 Center Boulevard now almost completely enclosed.

Meanwhile, scaffolding and formwork are moving up the final floors of 52-03 Center Boulevard as the reinforced concrete superstructure nears the parapet. The pace of construction has been especially swift over the last few months owing to the uniform shape of the floor plates and the reduction in their size from successive setbacks.

The affordable housing lottery launched for 52-41 Center Boulevard in late September with studio, one-, and two-bedroom units averaging 949 square feet apiece and ranging in monthly rent from $698 to $2,704. Sixty percent of the 394 homes are to be allocated as permanently affordable to low-, moderate-, and middle-income families, and 100 apartments will go to low-income seniors. The structure is also planned to contain a 7,700-square-foot community facility with a separate lobby and 8,900 square feet of ground-floor retail space. Residential area will measure 374,100 square feet. A 22,000-square-foot park designed by Matthews Nielsen Landscape Architects is planned to span the space between the two towers.

As reported in our latest article, leasing for the remaining 209 market-rate units is expected to begin toward the end of this year. Leasing for the 534 affordable and 266 market-rate units in 52-03 Center Boulevard will commence in the summer of 2021. The taller tower will contain 8,000 square feet dedicated to community use, 850 square feet of ground-floor retail space, a 7,950-square-foot daycare facility, and a 572-seat K-8 grade school on the lower floors. Residential amenities include private terraces spread across multiple levels and storage space for 197 bicycles.

Full completion of the two-tower development is expected by winter 2022.

  1. Wow, these two buildings are just absolutely epic. So far, I will say my favorite one is 52-41 Center Boulevard (the shorter one), mainly just because of its nice shape and the amazing facade. It appears 52-03 Center Boulevard will also have the same facade design too, so I may appreciate that one more, since I’m not the biggest fan of the massing of the building. But the heights of these skyscrapers just make them so much more interesting to look at. These are a really nice pair of buildings. I love them.

  2. 15 years ago I applied for 2727 in astoria, never bother to reply back to me as affordable housing. I work and live in a private house where the rent goes up and up.I feel only one group of these society gets the opportunity.

  4. These buildings are fantastic in their density and in the conscientious apportionment of units as affordable housing.

    These types of buildings ought to be the future of NYC. If enough are built, it could finally allow for rents to be reigned in.
