Phase One of the 100% Affordable Housing Development Sendero Verde Tops Out in Harlem

The first phase of Sendero Verde, a 100-percent affordable housing development, has topped out in East Harlem. L+M Development Partners, Jonathan Rose Companies, and Acacia Network are developing the project, which will bring 360 units of affordable housing and one superintendent’s unit spread in phase one across two buildings, the 15-story B-North and the ten-story B-South. It also includes space for a school with a full gymnasium, community facility space for Union Settlement Association, and an 18,000-square-foot public courtyard with a children’s play area, outdoor exercise equipment for adults, seating areas, and a stage for community events. Phase one is designed by Handel Architects.

“At a time when the need for affordable housing is greater than ever, we are proud to celebrate this important building milestone at a project that will deliver high-quality, resilient apartments for low-income New Yorkers,” said Jessica Yoon, director of L+M Development Partners. “We are grateful to our partners for sharing in our mission and look forward to welcoming new residents to Sendero Verde.”

About half of the units in Phase one will go to households earning 60, 80, and 90 percent of the area median income (AMI). Thirty percent of units will serve extremely low-income households, including the formerly homeless. Another 20 percent of units will be available for families earning less than 50 percent AMI.

PROMESA Inc, an affiliate of Acacia Network, will have 2,700 square feet of community facility space in Sendero Verde, including eight private offices, a medical exam room, and a conference room. PROMESA will provide on-site social services ranging from access to a resident social services director to occupational therapists, housing specialists, and case managers, to art and dance classes and 24-hour security.

Phase two of Sendero Verde will add another 350 residential units, all affordable housing for various income tiers. When Sendero Verde is complete, it will have added 700 units of affordable housing, community and social service space, a school, publicly accessible open space, community gardens, and retail to the neighborhood. The development is also expected to be the country’s largest development to meet Passive House energy efficiency standards. Elements such as green spaces, a reduction in draft and energy loss, individually heated and cooled units, triple-glazed windows, and mechanically ventilated spaces with energy recovery are designed to have Sendero Verde use 60-70 percent less energy than similar buildings in size and scope.

Phase one of Sendero Verde is expected to be completed in 2022.

    • Likely a lottery of some sort. With othwr tenants placed by social service agency. Credit rating issues r relevant across all income ranges. They will find adequate tenants who meet their femands.

  27. Would love an application because I live in NYCHA FOR 19 years an it’s the worst. Building run down two fires flooding too many times in my apartment raining in the house. Need plastering. Too many complaints. Stove had 3 gas leaks me an my son are traumatized. He’s medical issues. Asthma. Depression an anxiety. So on he hates this neighborhood he doesn’t go outside scared to death. Been in house sense he was 17 he’s now 27. Im his caretaker am. Disabled too can get around. Home bound only go out to doctors etc. please need a nice place to live please send application thanks!!!
