One Boerum Place’s Brick Façade Continues Progress in Downtown Brooklyn

Exterior work is continuing to take shape at One Boerum Place, a 21-story residential building in Downtown Brooklyn. Designed by SLCE Architects and developed by Avery Hall InvestmentsAllegra Holdings, and Aria Development Group, the project will yield 122 units and is expected to cost around $250 million.

Recent photos show the state of progress at the site, which is located on a relatively thin triangular plot bound by Boerum Place, Red Hook Lane, and Fulton Street.

Since our last visit in mid-July, the majority of the fenestration has been put in place, with only minor sections around the lower and upper floors left to be completed. The angled walls and multiple setbacks create an interesting play of light and shadow on the massing, especially on the main western elevation facing Boerum Place. The mechanical elevator hoist is still attached but should be disassembled in the next couple of months.

One of the best angles to see One Boerum Place is from the south by Schermerhorn Street, where the nearly flat southern point of the building shows the stack of terraces on nearly every floor. From this vantage point, the structure also takes on a Flatiron-esque appearance with its prow meeting the confluence of Boerum Place and Red Hook Lane.

The mechanical extension atop the flat roof parapet is currently covered with black netting and scaffolding as workers complete construction.

One Boerum Place will contain 22,000 square feet of ground-floor retail space and 183,000 square feet of residential area above, with a mix of one-, two-, and three-bedroom homes. Amenities include a two-story fitness center, swimming pool, sauna, an entertainment lounge, a children’s playroom, a 24/7 doorman and concierge service, a parking garage, a storage room, and a landscaped roof deck with an outdoor kitchen.

YIMBY last reported that One Boerum Place is expected to be completed in the first quarter of 2021.

  3. I do feel a little bit better now about One Boerum Place now that its facade is almost completed. It’s certainly not my favorite building and I don’t really feel the Flatiron Building vibe with it. Still, it isn’t bad either.
